If only a portion of the Premises shall be so taken or condemned such that it does not constitute a Complete Taking (a "Partial Taking"), this Agreement shall not terminate as a result thereof, but the rent to be paid by Tenant from the date of such Partial Taking shall be equitably adjusted.
If a Partial Taking occurs, then the Term shall not be reduced or affected in any way, this Lease shall remain in full force and effect for the portion of the Property remaining after such Taking and the Tenant's obligation to pay Rent shall continue without abatement or diminution.
If the Condemnation Award for a Partial Taking exceeds $1,000,000 and if any portion of the Condemnation Award is paid to Landlord, then commencing as of the first day of the calendar month after ▇▇▇▇▇▇▇▇ has received its portion of the Condemnation Award the Base Rent shall be reduced in the same proportion that the square footage of the portion of the Property so taken bears to the total square footage of the Property.
