Access to Certain Documentation and Information Regarding the Mortgage Loans; Inspections. (a) The Master Servicer and the Servicer shall afford the Depositor, the Trustee and the Trust Administrator reasonable access to all records and documentation regarding the Mortgage Loans and all accounts, insurance information and other matters relating to this Agreement, such access being afforded without charge, but only upon reasonable written request and during normal business hours at the office designated by the Master Servicer or the Servicer. (b) The Master Servicer and the Servicer, separately with respect to the Mortgage Loans each services, shall inspect the related Mortgaged Properties as often as deemed necessary by the Master Servicer or the Servicer in such party’s sole discretion, to assure itself that the value of such Mortgaged Property is being preserved. In addition, if any Mortgage Loan is more than 60 days delinquent, the Master Servicer or the Servicer, as applicable, shall conduct subsequent inspections in accordance with Accepted Servicing Practices or as may be required by the primary mortgage guaranty insurer. The Master Servicer and the Servicer shall keep a written or electronic report of each such inspection.

In addition, the Servicer or shall provide to Vesta reasonable access to all records and documentation regarding the ServicerGroup II Mortgage Loans serviced by it that become Special Serviced Mortgage Loans.
(b) The Master Servicer and the Servicer, separately with respect to the Mortgage Loans each services, shall inspect the related Mortgaged Properties as often as deemed necessary by the Master Servicer or the Servicer in such party’s the Servicer's sole discretion, to assure itself that the value of such Mortgaged Property is being preserved. In addition, if any Mortgage Loan is more than 60 days delinquent, the Master Servicer or the Servicer, as applicable, shall conduct subsequent inspections in accordance with Accepted Servicing Practices or as may be required by the primary mortgage guaranty insurer. The Master Servicer and the Servicer shall keep a written or electronic report of each such inspection.
