Tenant shall have the right, at its sole expense, to make changes or alterations to the Demised Premises; subject to the Landlord's prior ▇▇▇▇▇▇ consent and provided, however, that in all cases any such changes or alterations shall be made subject to the following conditions, which the Tenant agrees to observe and perform:
