BACKGROUND AND PROJECT. Certain real property located at (i) Block 57, Lot 31 (the “Building 1 Property”); (ii) Block 58, ▇▇▇ ▇ (▇.▇.▇. ▇▇▇▇ ▇, ▇, ▇, ▇▇, and portions of Lots 5, 35.02, and 43) (the “Building 6 Property”); and (iii) Block 95, Lot 1.02 (f.k.a. Lot 10 and portions of Lots 9 and 16) (the “Building 7 Property”, together with the Building 1 Property and the Building 6 Property, the “Workforce Housing A Property”) will be developed to provide approximately 123 residential rental housing units and approximately 27,730 square feet of rentable retail space (the “Workforce Housing A Project”).
BACKGROUND AND PROJECT. Dedicated in 1961, 1.75 acres Westwood Oaks Park (Park) contains a recreation building, restrooms, an open play area, a playground, and various park amenities. The Park is bounded by ▇▇ ▇▇▇▇▇▇ Drive to the east, and residential properties to the north, west, and south. Park’s playground and community building are located at ▇▇▇ ▇▇ ▇▇▇▇▇▇ ▇▇▇▇▇. The site was assessed for condition in 2017 and the playground was deemed to be in critical condition while the building is in poor condition. The Westwood Oaks Playground Rehabilitation Project (PROJECT) will be completed in two distinct phases. The first phase of the PROJECT is covered by this Agreement and includes the following scope of work: site, facility, and technology assessment; ADA evaluation, community outreach; develop a site specific master plan and schematic playground rehabilitation plan; obtain a recommendation for approval from the Parks & Recreation Commission and City Council. After City Council has approved the site specific master plan and schematic playground rehabilitation plan, the City will coordinate with the Consultant to amend this Agreement to include the second phase of the
BACKGROUND AND PROJECT. The ▇▇▇▇▇▇ Park Building and ▇▇▇▇▇ ▇▇▇ Mausoleum Roof Rehabilitation Project includes roof rehabilitation of an existing recreation building at ▇▇▇▇▇▇ Park and the ▇▇▇▇▇ ▇. ▇▇▇ Mausoleum at the Mission City Memorial Park. Both sites are located within residential neighborhoods and are within close proximities to schools. The ▇▇▇▇▇▇ Park located at ▇▇▇▇ ▇▇▇▇▇▇▇▇ ▇▇▇▇▇▇ was constructed in 1957 and contains a recreation building, restroom, an open play area, newly renovated playground, on-site parking lot, picnic areas and various park amenities. The existing park building has not been rehabilitated since its construction. Based on a condition assessment that was done for the building in 2018, it was determined that the roof is deteriorated and needs to be replaced. Borrower shall, and shall cause each of its Subsidiaries to, keep in good working order and condition, ordinary wear and tear excepted, all of its assets and properties which are necessary to the conduct of its business.
