The Tenant shall be responsible for maintaining in a good state of repair all wall coverings, paint on walls and ceiling, flooring upgrades, light bulbs using LED or comparable bulbs, cabinetry attached or not attached to walls, furnishings, smoke detector and fire protection, equipment including specialized connections to any utility system. The Tenant may redecorate using quality materials and installation the Leased Premises so long as it does not reduce the value of the said premises.

4. EFC and/or governing Charter District will provide the clinician’s offices with Internet or Wireless Internet capability and access.
5. Provider will supply the clinical staff with computers, locking file cabinets, and basic stationary.
