Building Entrance. Tenant shall construct a new entry to Building 2, plus any associated parking, sidewalk and landscaping improvements (collectively, such work shall be referred to as the “Building Entrance”), and in addition, Tenant shall also relocate to Tenant’s lobby the fire control panel for the Building. Tenant’s construction of the Building Entrance and the relocation of the fire control panel shall be subject to the following: (i) Tenant shall perform such construction concurrently with Tenant’s construction of Tenant’s Work; (ii) Landlord shall contribute toward the reasonable cost of the construction and installation of such work in an aggregate amount not to exceed Two Hundred Fifty Thousand Dollars ($250,000.00) (the “Building Entrance Allowance”); (iii) Landlord shall disburse the Building Entrance Allowance to Tenant in the same manner that Landlord’s Allowance is disbursed, as set forth in Section 5.B. above; (iv) Landlord, in Landlord’s sole, but good faith discretion, shall have the right to approve of the design and configuration of the Building Entrance; (v) Tenant shall submit to Landlord, for Landlord’s prior written approval, complete plans and specifications for all work to be done by Tenant with respect to the Building Entrance and the relocation of the fire control panel; and (vi) Tenant’s construction of the Building Entrance and the relocation of the fire control panel shall be otherwise subject to Section 5.C. above (provided that no Supervision Fee shall be payable by Tenant for such work). If the costs of Tenant’s construction of the Building Entrance and the relocation of the fire control panel exceeds the funds available therefor from the Building Entrance Allowance, then Tenant shall pay all such excess costs. The Building Entrance Allowance, if applicable, shall be used by Tenant solely for the construction of the Building Entrance and the relocation of the fire control panel, and not for any portion of Tenant’s Work.
