Ceiling Tile. 2x2 Acoustical tile 5/8” fissured tile. ▇▇▇▇▇ — Master Lease Form The rules and regulations set forth in this Exhibit are a part of the foregoing Lease. Whenever the term “Tenant” is used in these rules and regulations, such term shall be deemed to include Tenant and the Tenant Related Parties. The following rules and regulations may from time to time be modified by Landlord in the manner set forth in the Lease. These rules are in addition to those set forth in any restrictions of record and Tenant shall be subject to all such rules and regulations set forth in such restrictions of record. The terms capitalized in this Exhibit shall have the same meaning as set forth in the Lease.
1. Tenant shall not place or suffer to be placed on any exterior door, wall or window of the Leased Premises, on any part of the inside of the Leased Premises which is visible from outside of the Leased Premises or elsewhere on the Property, any sign, decoration, lettering, attachment, advertising matter or other thing of any kind, without first obtaining Landlord’s written approval. Landlord may establish rules and regulations governing the size, type and design of all such items and Tenant shall abide by such rules and regulations. All approved signs or letterings on doors shall be printed, painted and affixed at the sole cost of Tenant by a person approved by Landlord, and shall comply with the requirements of the governmental authorities having jurisdiction over the Property. At Tenant’s sole cost, Tenant shall maintain all permitted signs and shall, on the expiration of the Term or sooner termination of this Lease, remove all such permitted signs and repair any damage caused by such removal. Landlord may establish rules and regulations governing the size, type and design of all such items and Tenant shall abide by such rules and regulations, as well as the existing rules and regulations set forth in the Master Declaration.
2. Tenant shall have the right to non-exclusive use in common with Landlord, other tenants and their occupants of the parking areas, driveways, sidewalks and access points of the Property, subject to reasonable rules and regulations prescribed from time to time by Landlord. Landlord shall have the right, but not the obligation, to designate parking areas for Tenant.
3. Tenant shall not obstruct the sidewalks or use the sidewalks in any way other than as a means of pedestrian passage to and from the offices of Tenant. Tenant shall not obstruct the driveways...
Ceiling Tile. Install ceiling tile from base building specification as required for Building Standard ceiling grid system.
(a) Installation - Lay-in Grid Suspension System
(i) Install suspension system in accordance with ASTM C636 and manufacturer's instructions and as supplemented in this section.
(ii) Install system capable of supporting imposed loads to a deflection of 1/360 maximum. Attach all hangers to second floor fireproofing metal furring through fire rated drywall careful not to damage or penetrate fire rated drywall barrier.
(iii) Locate system on room axis according to reflected ceiling plan drawings.
(iv) Install after major above ceiling mechanical, electrical and plumbing work is complete. Coordinate the location of hangers with other work.
(v) Hang suspension system independent of walls, columns, ducts, pipes and conduit. Where carrying members are spliced, avoid visible displacement of face plane of adjacent members.
(vi) Where ducts or other equipment prevent the regular spacing of hangers, reinforce the nearest affected hangers and related carrying channels to span the extra distance.
(vii) Do not support components on main runners or cross runners if weight causes total dead load to exceed deflection capability. Support light fixture loads by supplementary hangers located at each corner; or support components independently.
(viii) Do not eccentrically load system, or produce rotation of runners.
Ceiling Tile. Please replace any ceiling tile you remove. If any are broken during removal or installation, notify building management office. We will provide you the brand and type of tiles used so that you can purchase and re-install the correct tiles.

Upon completion of cleaning each vent new cable ties will be used to fasten the vent to the grille and trunk line if necessary. Upon Inspection Many ceiling tiles have water damage. We will be as careful as possible but ▇▇▇▇▇▇ way will assume no responsibility for any ceiling tiles that are broke or damaged that need to be removed to access the vents or the trunk lines.
