COMPLIANCE WITH LAWS AND ORDINANCES. 8.1 Tenant shall, throughout the term of this Lease Agreement, and at Tenant's sole cost and expense, promptly comply or cause compliance with or remove or cure any violation of any and all present and future laws, ordinances, orders, rules, regulations and requirements of all federal, state, municipal and other governmental bodies having jurisdiction over the Demised Premises and whether the compliance, curing or removal of any such violation and the costs and expenses necessitated thereby shall have been foreseen or unforeseen, ordinary or extraordinary, and whether or not the same shall be presently within the contemplation of Landlord or Tenant or shall involve any change of governmental policy, or require structural or extraordinary repairs, alterations or additions by Tenant and irrespective of the costs thereof.
8.2 After prior written notice to Landlord, Tenant, at its sole cost and expense and without cost or expense to Landlord, shall have the right to contest the validity or application of any law or ordinance referred to in this Article VIII in the name of Tenant or Landlord, or both, by appropriate legal proceedings diligently conducted but only if the terms of any such law or ordinance, compliance therewith pending the prosecution of any such proceeding, may legally be delayed without the incurrence of any lien, charge or liability of any kind against the Demised Premises, or any portion thereof, and without subjecting Landlord or Tenant to any liability, civil or criminal, for failure to comply therewith until the final determination of such proceeding; provided, however, if any lien, charge or civil liability would be incurred by reason of any such delay, Tenant nevertheless, on the prior written consent of Landlord, may contest as aforesaid and delay as aforesaid, provided that such delay would not subject Tenant or Landlord to criminal liability and Tenant (i) prosecutes the contest with due diligence and in good faith, and (ii) agrees to indemnify, defend and hold harmless Landlord and the Demised Premises from any charge, liability or expense whatsoever. COMPLIANCE WITH LAWS AND ORDINANCES. All services to be performed by CONTRACTOR pursuant to this agreement shall be performed in accordance with all applicable federal, state, county and municipal laws, ordinances, regulations, titles and departmental procedures. COMPLIANCE WITH LAWS AND ORDINANCES. 15.01 Both Parties shall comply with all federal, state and local laws and ordinances in connection with the work and services performed under this Agreement.
COMPLIANCE WITH LAWS AND ORDINANCES. 9.1 During the Term Tenant shall, at its sole cost and expense, comply or cause compliance with all present and future laws, orders, rules, ordinances, regulations and requirements, including, without limitation, the Americans with Disabilities Act, applicable to the Premises. Landlord shall be responsible for all matters arising prior to Tenant's occupancy of the Premises.
9.2 After prior written notice to Landlord, Tenant, at its sole cost and expense, shall have the right to contest the validity or application of any law or ordinance referred to in this Article IX in the name of Tenant or Landlord, or both, by appropriate legal proceedings diligently conducted. Tenant shall comply with all federal, state, county and city laws and ordinances and all rules and regulations of any duly constituted authority present and future affecting or respecting the use or occupancy of the Demised Premises by Tenant, or the business at any time thereon transacted by Tenant or any assignee or subtenant of Tenant, after the commencement of the term of this lease.
b. Tenant shall at all times keep the Demised Premises, the building thereon and all appurtenances in a clean and sanitary condition, according to the applicable statutes, city ordinances, and the directions or regulations of the proper public authorities.
COMPLIANCE WITH LAWS AND ORDINANCES. The contractor shall comply with all applicable, local, state and federal ordinances, statues, laws, rules and regulations governing the collection, transportation and disposal of solid waste and refuse. No pleas of misunderstanding will be considered on account of ignorance thereof. The Contractor shall be in compliance with all applicable federal, state and/or local laws regarding employment practices. Such laws will include, but shall not be limited to Worker's Compensation, the Fair Labor Standards Act (FLSA), the Americans with Disabilities Act (ADA), the Family and Medical Leave Act (FMLA) and all OSHA regulations applicable to the work.

Landlord, as owner, shall comply with all federal, state, county and city laws and ordinances, and all rules and regulations of any duly constituted authority presently affecting or respecting the Leased Premises. Any other improvements that may be necessary to comply with any such rules and regulations shall be the obligation of Tenant. Tenant shall comply with all federal, state, county and city laws and ordinances and all rules and regulations of any duly constituted authority present or future affecting or respecting the use or occupancy of the Leased Premises by Tenant, or the business at any time thereon transacted by Tenant or any assignee or Sub-tenant of Tenant, after commencement of the term of this Lease. Tenant shall, at all times, keep the Leased Premises, the buildings thereon and all appurtenances, in a clean and sanitary condition, according to the applicable statues, city ordinances and the directions and regulations of the proper public authorities.

Notwithstanding the foregoing, Landlord shall be responsible to cause the Premises to comply with the Americans with Disabilities Act.
