Condition and Maintenance. You hereby acknowledge the good condition of the Residence, and your acceptance of this Agreement is conclusive evidence that the Residence is in good and satisfactory condition that the Residence is in satisfactory condition as of the time of your initial Occupancy. Condition and Maintenance. (a) During the Licence Period, the University will use its reasonable endeavours to provide the following and act in accordance with The Universities UK Code of Practice for University- Managed Student Accommodation (a copy of which is available on the University’s website): (i) maintain the structure of the accommodation and keep the accommodation in reasonable repair; (ii) provide adequate furniture and fittings; (iii) provide adequate lighting, water and heating without further charge; (iv) ensure that all fixtures and fittings for lighting, water and heating are kept in good working order and provide such heating as the University, acting reasonably, considers adequate. Heating may be turned off or reduced during warmer weather; (v) provide reasonable toilet and laundering facilities; (vi) ensure that cleaned accommodation is provided when you first occupy the Room; (vii) provide self-catering facilities; (viii) the Contents. You must check the inventory and report any errors or inaccuracies within fourteen working days of arrival. If you do not report any errors or inaccuracies, the inventory will be deemed to be agreed and accepted as a true record of the Contents; and

Condition and Maintenance. Unless otherwise provided, Lessee agrees to keep the improvements on the Leased Premises in the same order as received during the term of his lease, normal wear and tear excepted. Lessor shall, without cost to Lessee, make all repairs to Building 2 caused by lessor's or its employee's, agents' licensees' or contractors' failure to construct Building 2 in accordance with the Plans and Specifications or any defects in workmanship or as the result of the act, default or negligence of Lessor, its employees, agents, licensees or contractors. Lessor's obligation to make repairs to Building 2 as provided for herein shall not extend for more than one year after the commencement of this lease.
