11.1 You must not duplicate any keys, key cards and fobs issued to you or use the keys or fobs otherwise than in accordance with the purpose for which they were issued.
11.2 If you lose your keys, key cards or fobs, you will be charged for the cost of replacements.
11.3 If you lock yourself out of your accommodation, the College (or its nominees) will take steps to arrange to provide you with access to your accommodation within a reasonable period. Other than in exceptional circumstances, you may be charged for this service.
11.4 Keys must be returned to the hall/residence reception when vacating the property. If you fail to return keys at the allocated time, you will be charged the cost of obtaining replacement keys or if necessary, the cost of changing locks (including labour charges).
11.5 The College reserves the right to enter (or for its nominees to enter) your accommodation at reasonable times and subject to reasonable notice to make periodic checks, or for any other reasonable purpose. In exceptional circumstances, where urgent entry is deemed appropriate, the College reserves the right to enter (or for its nominees to enter) your accommodation at any time without notice.

10.1 If the resident becomes aware of any defects in or damage to College accommodation (whether or not caused by the resident and whether or not in the resident’s Room/Flat), they must report this immediately to the hall/residence reception (or as otherwise directed).

10.1.1 to immediately report to the Management Company any defects arising in the Accommodation or any damage caused to the Accommodation or the Residence by the Licensee or its guests. Failure to report defects immediately may result in a disciplinary procedure in accordance with clause 8.11; and
10.1.2 to accept full financial liability for any loss or damage the Licensee or its guests may cause to the Accommodation or the Residence including any cleaning costs.

10.2 Where damage is caused in the Residence by unidentifiable parties, GradPad reserves the right to recover the cost of such damage from all residents jointly, provided that if the Licensee can show that it was not present at the Residence at the time the damage was caused it shall not be required to contribute towards the cost of remedying the damage.

10.3 Where loss or damage is caused by unidentified parties, the College reserves the right to recover the costs of such from all residents of the hall/residence jointly excepting any student who is able to demonstrate with reasonable certainty that neither they nor their guests caused the relevant loss or damage (e.g. by showing that they were not at the accommodation when the damage was caused).

(b) use the Deposit (where applicable) to pay for any costs it incurs to carry out any repairs or replacement in respect of damage referred to under clause 8.2 Imperial will send you a breakdown of any charges under this clause 8.3 within 14 days of your departure.
8.4 You must not remove any of the furniture provided in the accommodation
Defects and Damage. The City and its employees are not responsible or liable at any time for (a) any defects, latent or otherwise, in any of the equipment, machinery, utilities, appliances or apparatus at or within the Premises, or (b) for any loss of life, or injury or damage to any person or to any property or operation of Lessee or those claiming by, through or under Lessee, caused by, or resulting from, the bursting, breaking, leaking, running, seeping, overflowing or backing up of water, steam, gas, sewage, snow or ice in any part of the Premises or caused by or resulting from, acts of God or the elements or the failure of any public utility in supplying utilities to the Premises, or (c) any damage caused by or resulting from any defect or negligence in the occupancy, construction, operation or use of the Premises or of any improvements to the Premises, or any of the equipment, fixtures, machinery, appliances or apparatus therein by any other person or by or from the acts of negligence of any occupant of the Premises.
