A Demising Partition clause defines the physical boundary that separates one tenant's leased space from another or from common areas within a building. Typically, this clause specifies the construction standards, materials, and maintenance responsibilities for the partition walls, ensuring that each tenant's premises are clearly delineated and secure. Its core function is to prevent disputes over space usage and to clarify obligations regarding the upkeep and modification of these dividing structures.
DEMISING PARTITION. Install the demising wall at the Building in accordance with Exhibit A. The demising partition will be 35/8” metal studs with one layer of 5/8” gypsum wall board on each side with 3 inch sound attenuation insulation. Partition will extend from the concrete floor to the underside of the steel deck in the location shown on Exhibit A. Wall will be finished ready for paint. Bathrooms: Install one (1) new men’s and one (1) new women’s bathroom, which will each include (1) one shower stall in each bathroom. Landlord will provide sufficient bathroom fixture counts as per code for a fully occupied building. Install one (1) gender neutral single stall bathroom. Bathroom Flooring: Bathrooms to receive ceramic tile flooring. Ceramic tile will be installed on the wet walls in the bathrooms.

G. PARTITION TO BE TAPED SMOOTH AND SANDED TO RECEIVE PAINT OR WALLCOVERING.
H. “L” METAL AT TERMINATION OF PARTITION AT CEILING.
I. STRAIGHT LINE TERMINATION AT BUILDING COLUMNS. SOUND SEALED GASKET CLOSURE AT MULLION TERMINATION.
J. STAGGER AND CAULK AROUND ELECTRICAL OUTLETS AND OTHER BOXES, CAULK AROUND CONDUIT AND OTHER THROUGH-THE-WALL PENETRATIONS. CAULK ENTIRE PERIMETER OF WALL AT FLOOR, EXTERIOR WALL AND CEILING, AND BETWEEN “L” METAL FINISHED DRYWALL AND INTERSECTED SURFACE.
DEMISING PARTITION. 1/2, 20 gauge metal studs 24" on center with seismic bracing, unless noted otherwise.
DEMISING PARTITION. 8” x 20 gauge metal studs at 24” on center (unless floor structure or roof structure is higher than 19’-0” A.F.F.). 20 gauge is permitted if structure above is below 13’-6” A.F.F.
