Demolition Allowance. Tenant, as part of Tenant’s Work, shall be responsible for the demolition of certain existing improvements currently located in the Premises in accordance with Tenant’s Plans (the “Demolition Work”). The Demolition Work shall be performed by Tenant, at Tenant’s cost and expense, the cost of which may be paid from the Tenant Allowance to the extent available for such purpose; provided, however, that Landlord shall also provide Tenant with an additional allowance (the “Demolition Allowance”) in the amount of Four Dollars ($4.00) per rentable square foot in the Premises, which shall be added to the Tenant Allowance and paid subject to the same terms as are applicable to the Tenant Allowance.
