Expansion Space Commencement Date. The “Expansion Space Commencement Date” or “ESCD”) for each of the Expansion Spaces shall mean 30 days following the earlier to occur of (a) the date when Tenant takes possession of the respective Expansion Space or any portion of the respective Expansion Space for the conduct of its business, (b) the date of substantial completion of the Tenant Improvements (as defined below) to each of the Expansion Spaces, or (c) the date which is six months after Landlord’s delivery of the respective Expansion Space to Tenant subject to delays to the construction of the Tenant Improvements caused by Force Majeure (the “Outside Date”). As used herein, “substantial completion” shall mean the date on which a Certificate of Occupancy or its equivalent, including a Temporary or Conditional Certificate of Occupancy, is issued by the appropriate local governmental entity for the Tenant Improvements, or, if no Certificate of Occupancy will be issued for the Tenant Improvements, the date on which the Tenant Improvements have been substantially completed so that Tenant may use the respective Expansion Space for its intended purpose, notwithstanding that minor punchlist items or insubstantial details concerning construction, decoration, or mechanical adjustment remain to be performed. Promptly after the Expansion Space Commencement Date, for each respective Expansion Space, Landlord and Tenant shall execute an instrument hereinafter defined as the “Memorandum of Expansion Space Commencement Date” in the form attached hereto as EXHIBIT “C” and such instrument when executed is hereby made a part of this Amendment and incorporated herein by reference. Tenant’s use of the respective Expansion Space for the purposes of installing fixtures, furniture, and equipment, and cabling and wiring shall not be considered possession of the respective Expansion Space, but shall be subject to all of the terms of the Lease except the payment of Rent.
Expansion Space Commencement Date. (a) Landlord delivered possession of Portion A to Tenant on May 2, 2001.
(b) Landlord delivered possession Portion B to Tenant on July 9, 2001.
(c) Landlord will deliver Portion C to Tenant on August 20, 2001 free and clear of any occupancies by other tenants. Tenant’s possession of each Portion shall be subject to all of the terms and conditions of the Lease upon delivery thereof to Tenant, provided that the Base Rent with respect to each Portion shall commence on the day Landlord delivered or delivers possession of such Portion to Tenant. Upon the commencement of the Lease with respect to any Portion, such Portion shall be added to the Premises upon all of the terms and conditions of the Lease as modified herein. Upon any Portion(s) being added to the Premises, the Base Rent shall be increased to reflect the additional number of square meters in the Premises as a consequence of such Portion(s) being added to the Premises.
Expansion Space Commencement Date. The commencement date with respect to the applicable Expansion Space (“Expansion Space Commencement Date”) shall be the earlier to occur of (i) the first day after the Pre-Term Build-Out Period with respect to such Expansion Space, and (ii) the date Tenant opens for business for the Permitted Use in the whole or any part of such Expansion Space.
Expansion Space Commencement Date. The definition of Expansion Space Commencement Date, as set forth in the First Amendment, is hereby amended to read in its entirety as follows:
Expansion Space Commencement Date. If Landlord has not constructed Qualifying Improvements in the Expansion Space or leased the Expansion Space to an Interim Tenant, Landlord shall deliver the Expansion Space to Tenant on or about the first day of the 33rd month of the Term. The date on which the Landlord delivers possession of the Expansion Space to Tenant with the appropriate Expansion Space Delivery Condition fully satisfied is referred to herein as the “Expansion Space Commencement Date”. The Expansion Space shall become a part of the Premises for all purposes on the Expansion Space Commencement Date, except as set forth below.
Expansion Space Commencement Date. Effective as of the date that Landlord delivers possession of the Expansion Space to Tenant in the condition required herein (the “Expansion Commencement Date”) the Premises shall be deemed to include the Expansion Space such that the Premises shall consist of approximately 7,248 rentable square feet. The term of the Lease for the Expansion Space shall run coterminous with the term of the Lease for the Existing Space, such that the Lease shall expire as of December 10, 2021. The anticipated Expansion Commencement Date is October 1, 2017; provided that if Landlord is unable to deliver possession of the Expansion Space on the anticipated Expansion Commencement Date, Landlord shall have no liability to Tenant for delay in delivering possession.
Expansion Space Commencement Date. The term of the Sublease as to the Expansion Space (the “Expansion Space Term”) shall commence on the later of (i) May 1, 2007, or (ii) the date the Master Landlord delivers its written consent to the Amendment to Sublandlord (the “Expansion Space Commencement Date”), and shall expire on the Expiration Date. Commencing on the Expansion Space Commencement Date, all references to the term “Term” in the Sublease shall be deemed to include and refer to the Expansion Space Term. Upon receipt of the Master Landlord’s written consent to this Amendment, Subtenant shall have the right to early occupancy of the Expansion Space upon all of the terms and conditions of the Sublease, except that Subtenant shall not be required to pay Base Rent on the Expansion Space until the Expansion Space Commencement Date.
Expansion Space Commencement Date. The Term of the Lease for the Expansion Space and Tenant’s obligation to pay Fixed Rent and additional rent for the Expansion Space shall commence on the date of November 1, 2018 (the “Expansion Space Commencement Date”)

Expansion Space Commencement Date. Tenant shall commence leasing from Landlord the Expansion Space on the date that Landlord has substantially completed all Expansion Improvements to the Expansion Space required to be constructed by Landlord pursuant to Schedule C-l ------------ attached hereto, and has tendered possession of the Expansion Space to Tenant ready for occupancy or on such earlier date as Tenant takes possession of or commences use of the Expansion Space for any purpose (the "Expansion Space Commencement Date"). The term for the leasing of the Expansion Space shall continue thereafter until January 19, 2001, which is coterminous with the Term of the original Premises. Notwithstanding anything herein to the contrary, if the completion of the Tenant Improvements to the Expansion Space is delayed by a Tenant Delay, then the Expansion Space Commencement Date and Tenant's obligation to commence the payment of Monthly Rental for the Expansion Space shall not be delayed for the period of any such Tenant Delay.
