FAILURE OF TENANT TO COMPLY. Any failure of Tenant to comply with any of the provisions contained in this EXHIBIT C, within the times for compliance herein set forth, shall, after expiration of the applicable cure period set forth in Section XX. of the Lease, be deemed a default pursuant to the Lease. In addition to the remedies provided to Landlord in this EXHIBIT C, upon the occurrence of such a default by Tenant, Landlord shall have all remedies available at law or equity to a landlord against a defaulting tenant pursuant to a written lease, including but not limited to those set forth in Section XX.
