GENERATOR SERVICE. (i) Throughout the Lease Term, Landlord shall provide to Tenant Tenant’s Building Share of power from the Generator for the purpose of providing emergency electrical service to the Premises (hereinafter referred to as the “Generator Service”). Throughout the Lease Term, Landlord agrees to supply fuel to the Generator and to maintain, repair, use and operate the Generator in good working order. (ii) Landlord shall have the right, by giving reasonable advance written notice to Tenant, to temporarily suspend service of the Generator and/or any systems, services or utilities serving the Generator for so long as may become necessary in order to allow the making of any and all repairs, replacements, changes, modifications, improvements, or substitutions to the Generator. If Landlord temporarily suspends service of the Generator pursuant to, and in accordance with, this section, the period for which such service is suspended shall be reasonable with respect to the particular reason for such temporary suspension of service and, except as may otherwise be expressly provided in the Lease with respect to any suspension of services provided to Tenant, Landlord shall not be subject to any liability nor shall Tenant be entitled to any compensation or abatement of the Base Rent or Additional Rent under the Lease with respect to the temporary suspension of service set forth in this section. Landlord agrees to use commercially reasonable efforts to resume the service of the Generator and/or the systems, services or utilities serving the Generator as soon as possible. Tenant is hereby authorized to arrange for the visual inspection and performance of preventative maintenance tests or 34 emergency power tests (a/k/a pull the plug test) by licensed technicians consistent with Tenant’s practices, provided that no such inspection or test shall be performed by Tenant without the presence of Landlord’s agent, employee or other representative. (iii) If Landlord temporarily suspends service of the Generator in accordance the above and such suspension is reasonably expected to last more than twenty-four (24) hours, then Landlord shall, at Landlord’ sole cost and expense, install, operate, maintain and use an outdoor truck mounted portable generator or other temporary generator (the “Temporary Generator”) to provide Tenant with a continuous supply of backup power available from such Temporary Generator in an amount at least equal to their allocation of the Generator capacity througho...

  • Elevator Service If the Building is equipped with elevators, Landlord, during Normal Business Hours of Building, shall furnish elevator service to Tenant to be used in common with others. At least one elevator shall remain in service during all other hours. Landlord may designate a specific elevator for use as a service elevator.

  • Operator Services Operator Services consist of the following services. (a) Calling card - the Customer dials 0+ or 0 - and provides operator with calling card number for billing purposes. (b) Collect - the Customer dials 0+ or 0 - and asks the operator to bill the call to the called number, provided such billing is accepted by the called number. (c) Third number billed - the Customer dials 0+ or 0- and asks the operator to bill the call to a different number than the calling or called number. (d) Operator assistance - providing local and intraLATA operator assistance for the purposes of: (1) assisting Customers requesting help in completing calls or requesting information on how to place calls; (2) handling emergency calls; (3) handling person-to-person calls. (e) Operator Transfer Service (“OTS”) - calls in which the Customer dials “0”, is connected to an SBC ILLINOIS operator and then requests call routing to an IXC subscribing to OTS. The operator will key the IXC’s digit carrier identification code to route the Customer to the requested IXC’s point of termination. (f) BLV - Service in which operator verifies a busy condition on a line. (g) BLVI - service in which operator, after verifying a busy line, interrupts the call in progress.

  • Contractor Services Emerald has contracted, on an exclusive basis, with official contractors to provide certain services for the Event. Service companies other than the official contractors will not be allowed to perform any of these exclusive services. Non-exclusive services may be performed by exhibitor-appointed contractors (“EACs”) within certain guidelines. Please refer to the Exhibitor Service Manual for a listing of exclusive services and EAC guidelines.

  • Water Service The Purchase Price for the Property shall include all water rights/water shares, if any, that are the legal source for Seller’s current culinary water service and irrigation water service, if any, to the Property. The water rights/water shares will be conveyed or otherwise transferred to Buyer at Closing by applicable deed or legal instruments. The following water rights/water shares, if applicable, are specifically excluded from this sale:

  • Basic Service As defined in M.G.L. c. 164, § 1 and in orders of the Department, as amended or promulgated, as the case may be, from time to time.
