Lease Amount. The Tenant shall pay to the Owner the sum of $200 per acre, plus H.S.T., per year as base rent for the lands in accordance with the terms of this Agreement. The Rent shall be payable in one installment, in advance on the first day of each year of the term of this Agreement.
