Common use of Ownership of the Improvements Clause in Contracts

Ownership of the Improvements. All Improvements within the Easement, whether they were installed by the Grantee or any predecessor in interest, shall be and remain the property of the Grantee.

All Improvements within the Easement, whether they were installed by the Grantee or any predecessor in interest, shall be and remain the property of the Grantee; provided, however, that upon the expiration of the Easement, the Grantee shall remove all Improvements within the Easement and shall restore the surface thereof to its original condition as nearly as reasonably possible.
