Performance of Alterations. Tenant shall cause the Alterations to be performed in compliance with all applicable Laws, with Landlord’s reasonable rules and regulations or any other reasonable restrictions that Landlord may impose on the Alterations. Tenant shall cause the Alterations to be diligently performed in a good and workmanlike manner, using new or comparable commercial quality materials and equipment at least equal in quality and class to the standards for the Property established by Landlord. Tenant shall obtain all necessary permits and certificates for final governmental approval of the Alterations, and shall provide Landlord with proof of payment for all labor and materials, including, without limitation, copies of paid invoices and final lien waivers.
