Preliminary Plans and Specifications. Landlord and Tenant have agreed to the plans and specifications prepared by ▇▇▇▇▇▇▇ Architecture and Design (“Architect”) dated May 4, 2011 (the “Preliminary Plans and Specifications”). The Preliminary Plans and Specifications have two parts. The first part, Pricing Set for Building Owner’s Work, details the portion of Landlord’s Work that shall be performed at the sole cost and expense of Landlord (“Base Building Work”). The second part, Pricing Set for Tenant Build Out, details the portion of the work that shall be performed by Landlord, the cost of which shall be deducted from the Tenant Improvement Allowance (“Tenant Improvements”). Collectively, the Base Building Work and the Tenant Improvements shall be considered the “Landlord’s Work.”
