Representations of Lessor. Lessor represents and warrants that: a. Lessor is the owner of the Leased Property and has the right to make this Lease. b. Lessee, on paying the rent herein reserved and upon performing all of the terms and conditions of this Lease on its part to be performed, shall at all times during the term herein demised peacefully and quietly have, hold and enjoy the Leased Property.

Lessor owns the Premises in fee simple, subject to no liens or encumbrances except as set forth in Exhibit B. The representations and warranties contained in this Section 2.2 and Lessor's covenants contained in the last sentence of Section 2.1 above, shall survive the termination or earlier expiration of this Lease and any purchase of the Premises by Lessee or any person or entity who takes an assignment of such rights.
