Rights of Subtenants. Tenant agrees to use commercially reasonable efforts (including efforts to obtain the agreement of each Subtenant (other than Landlord) to the inclusion of a provision similar to this Section 33.4 in its Sublease) to require each Subtenant to permit Landlord to enter its premises for the purposes specified in this Section 33. If Tenant is unable to obtain such agreement after commercially reasonable efforts, Tenant shall use commercially reasonable efforts to include a right of entry for Landlord upon terms customary for comparable leases in the commercial downtown area of Oakland.
