Rule 2. It is agreed by Tenant and Landlord that the total rent amount over the lease term is divided into equal monthly payments although some months have fewer days than others. Tenant shall pay the first partial month’s rent and the last partial month’s rent by the first of the month prior to the commencement date, regardless of the actual commencement date of the lease.
