Common use of Rules of the Building Clause in Contracts

Rules of the Building. Tenant agrees to keep the Premises in a neat and orderly fashion and to keep all stored items in cartons, file cabinets or other suitable containers. All items stored in the Premises shall be at least eighteen inches below the bottom of all sprinklers located in the ceiling of the Premises, if any. Tenant shall not store anything in the Premises which is unsafe or which otherwise may create a hazardous condition, or which may increase Landlord's insurance rates, or cause a cancellation or modification of Landlord's insurance coverage. Without limitation, Tenant shall not store any flammable, combustible or explosive fluid, chemical or substance nor any perishable food or beverage products, except with Landlord's prior written approval, but Tenant shall be allowed to store records, files and paper. Tenant, Tenant's agents, employees, and invitees will comply fully with the rules and regulations of the Building either attached hereto or delivered to Tenant by Landlord. Landlord shall at all times have the right to change such rules and regulations in such reasonable manner as may be deemed advisable for the safety, care, and cleanliness of the Building, its tenanted areas, and the preservation of good order therein. All such changes will be forwarded to Tenant in writing and shall be carried out and observed by Tenant.

Landlord shall have the right to designate the location within the Premises of any items to be placed therein. All items stored in the Premises shall be elevated at least six inches above the floor on wooden pallets, and shall be at least eighteen inches below the bottom of all sprinklers located in the ceiling of the Premises, if any. Tenant shall not store anything in the Premises which is unsafe or which otherwise may create a hazardous condition, or which may increase Landlord's insurance rates, or cause a cancellation or modification of Landlord's insurance coverage.
