Common use of Standard Tenant Services Clause in Contracts

Standard Tenant Services. Landlord shall provide the following services on all days (unless otherwise stated below) during the Lease Term. 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall make available to Tenant heating, ventilation and air conditioning (“HVAC”) for normal comfort for normal office use in the Premises on a twenty-four (24) hour-per-day, three hundred sixty-five (365) day-per-year basis, which HVAC shall be available at no additional charge during “Building Hours,” which shall mean during the hours of 8:00 a.m. to 6:00 p.m. from Monday to Friday, and thereafter at Tenant’s cost pursuant to the provisions of Section 6.2, below. 6.1.2 Landlord shall provide rubbish removal and recycling services to the Tenant. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen use, lavatory and toilet purposes in the Building Common Areas and in the Premises. 6.1.4 Landlord shall provide janitorial services to the Premises, except the date of observation of the Federal and/or State Holidays, in and about the Premises and window washing services in a manner reasonably consistent with similar office buildings. 6.1.5 Landlord shall provide nonexclusive, non-attended automatic passenger elevator service during the Building Hours. 6.1.6 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 above. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Lease.

Standard Tenant Services. Landlord shall provide the following services on all days (during the Lease Term, unless otherwise stated below) during the Lease Term.. -8- CARMEL CORPORATE PLAZA [PDF Solutions, Inc.] 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall make available to Tenant provide heating, ventilation and air conditioning (“"HVAC”") when necessary for normal comfort for normal office use in the Premises Premises, from Monday through Friday, during the period from 7:00 a.m. to 6:00 p.m., and on a Saturdays during the period from 8:00 a.m. to 12:00 p.m. (collectively, the "BUILDING HOURS"), except for nationally and locally recognized holidays as designated by Landlord (collectively, the "HOLIDAYS"). Notwithstanding anything to the contrary set forth in this Lease, Landlord shall provide HVAC for use in the Lab and the IT Room within the Premises, as such areas are depicted on EXHIBIT A attached hereto, twenty-four (24) hour-per-day, three hundred sixty-five hours per day seven (3657) day-per-year basis, which HVAC shall be available at no additional charge during “Building Hours,” which shall mean during the hours of 8:00 a.m. to 6:00 p.m. from Monday to Friday, and thereafter at Tenant’s cost pursuant to the provisions of Section 6.2, belowdays per week. 6.1.2 Landlord shall provide rubbish removal adequate electrical wiring and recycling services to facilities and power for normal general office use as reasonably determined by Landlord. Tenant shall bear the Tenantcost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes in the Building Common Areas and in the Premisespurposes. 6.1.4 Landlord shall provide janitorial services to the Premisesfive (5) days per week, except the date of observation of the Federal and/or State Holidays, in and about the Premises and window washing services in a manner reasonably consistent with similar office buildingsPremises. 6.1.5 Landlord shall provide nonexclusive, non-attended nonexclusive automatic passenger elevator service during the Building Hours. 6.1.6 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 above. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Leasetimes.

Landlord shall provide the following services on all days (unless otherwise stated below) during the Lease Term. 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall make available to Tenant heating, ventilation provide heating and air conditioning (“"HVAC”") when necessary for normal comfort for normal office use in the Premises on a twenty-four from 7:00 A.M. to 7:00 P.M., Monday through Friday (24) hour-per-daycollectively, three hundred sixty-five (365) day-per-year basis, which HVAC shall be available at no additional charge during “the "Building Hours,” "), except for the date of observation of New Year's Day, Independence Day, Labor Day, Memorial Day, Thanksgiving Day, Christmas Day and, at Landlord's discretion, other locally or nationally recognized holidays which shall mean during are observed by other buildings comparable to and in the hours vicinity of 8:00 a.m. to 6:00 p.m. from Monday to Fridaythe Building (collectively, and thereafter at Tenant’s cost pursuant to the provisions of Section 6.2, below"Holidays"). 6.1.2 Landlord shall provide rubbish removal electrical wiring and recycling services facilities for connection to Tenant's lighting fixtures and incidental use equipment consistent with the same usage load and capabilities currently provided to the Premises, provided that Tenant's electrical requirements are consistent with Tenant's electrical requirements as of the date of this Lease. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes in the Building Common Areas and in the PremisesAreas. 6.1.4 Landlord shall provide janitorial services to the PremisesCommon Areas, except for weekends and the date of observation of the Federal and/or State Holidays, in and about the Premises and window washing services in a manner reasonably consistent with similar office buildingsother Comparable Buildings. Notwithstanding the foregoing, Landlord shall not provide janitorial services for the Premises. Tenant shall be solely responsible for performing all janitorial services and other cleaning of the Premises, all in compliance with applicable laws. In the event such service is provided by a third party janitorial service, and not by employees of Tenant, such service shall be approved in advance by Landlord, such approval not to be unreasonably withheld, conditioned or delayed. The janitorial and cleaning of the Premises shall be adequate to maintain the Premises in a manner consistent with Comparable Buildings. 6.1.5 Landlord shall use reasonable efforts to provide nonexclusiveat least one (1) exclusive, non-attended automatic passenger elevator service during in the Southern portion of the Building Hourslocated at ▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇. 6.1.6 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 above. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Lease.

Standard Tenant Services. Landlord shall provide the following services on all days (during the Lease Term, unless otherwise stated below) during the Lease Term. 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall make available to Tenant heating, ventilation provide i heating and air conditioning (“HVAC”) j when necessary for normal comfort for normal office use in the Premises on and in accordance with the HVAC Temperature Design Conditions set forth in Exhibit G attached -|j hereto and made a twenty-four (24) hour-per-daypart hereof, three hundred sixty-five (365) day-per-year basisfrom Monday through Friday, which HVAC shall be available at no additional charge during “Building Hours,” which shall mean during the hours of /the period from 8:00 a.m. to 6:00 p.m. from Monday to Fridayp.m., and thereafter at Tenant’s cost pursuant on Saturdays during / the period from 9:00 a.m. to 12:00 p.m. (collectively, the provisions of Section 6.2"Building Hours"), belowexcept for New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and any other nationally recognized holidays (collectively, the "Holidays"). 6.1.2 amperes, and the electricity so furnished for Tenant's lighting will be at a nominal one hundred twenty/two hundred seventy seven (120/277) volts. Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. Landlord hereby advises Tenant that Landlord can provide electrical capacity (not including Base Building central HVAC) of at least nine (9) ▇▇▇▇▇ per rentable square foot within the Premises, however, Tenant, at its sole cost and expense, shall provide rubbish removal be obligated for any cost associated with providing excess capacity over four (4) ▇▇▇▇▇ per rentable square foot (it being understood, however, that Tenant shall only be responsible for the cost of electrical distribution devices and recycling services to distribution on the Tenant. 6.1.3 particular floor of the Premises where such additional electrical capacity shall be required). Tenant shall cooperate fully with Landlord the Comparable Buildings, it being agreed and understood that currently there is at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for least one (1) attendant in the proper functioning and protection lobby of the HVACBuilding twenty-four (24) hours a day, electrical, mechanical and plumbing systems, provided each day of the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Leaseyear.

Tenant shall mean during bear the hours cost of 8:00 a.m. to 6:00 p.m. from Monday to Fridayreplacement of lamps, starters and thereafter at Tenant’s cost pursuant to ballasts for lighting fixtures within the provisions of Section 6.2, belowPremises. 6.1.2 Landlord shall provide rubbish removal and recycling services to the Tenant. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes in the Building Common Areas and in the PremisesAreas. 6.1.4 6.1.3 Landlord shall provide janitorial services to the Premises, except the date of observation of the Federal and/or State Holidays, in and about the Premises and exterior window washing services in a manner reasonably consistent with similar office buildingsother comparable buildings in the vicinity of the Building. 6.1.5 6.1.4 Landlord shall not provide nonexclusivejanitorial services for the Premises. Tenant shall be solely responsible maintaining the Premises in a manner consistent with a first-class office building, non-attended automatic passenger elevator service including, without limitation, the following. 6.1.4.1 Tenant shall cause the carpets or other floor coverings in the Premises to be professionally cleaned at least once every six (6) months during the Building HoursLease Term. 6.1.6 Landlord 6.1.4.2 Tenant shall provide nonexclusive freight elevator service subject cause to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 abovebe provided (i) semi-annual interior window washing, and (ii) daily sweeping and cleaning of the Premises. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Lease.

Standard Tenant Services. Landlord (or Landlord’s property manager) shall provide the following services on all days (unless otherwise stated below) during the Lease TermTerm as part of Direct Expenses. 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall make available to Tenant heating, ventilation provide heating and air conditioning (“HVAC”) when necessary for normal (i.e., as regulated by OSHA) comfort for normal customary office use in the Premises from 8:00 A.M. to 6:00 P.M. Monday through Friday, and on a twenty-four Saturdays from 9:00 A.M. to 1:00 P.M. (24) hour-per-daycollectively, three hundred sixty-five (365) day-per-year basis, which HVAC shall be available at no additional charge during the “Building Hours,”), except for the date of observation of New Year’s Day, Presidents’ Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and, at Landlord’s discretion, other nationally recognized holidays (collectively, the “Holidays”). Notwithstanding the foregoing, (a) Landlord shall not be required to furnish the Building with HVAC during Saturdays, unless requested by Tenant not less than sixty (60) minutes in advance through Landlord’s “app” which shall mean is used in connection with its ownership and operation of the Premises, which “app” is called ▇▇▇▇▇, and (b) subject to the terms hereof, Tenant’s use of HVAC during the hours of 8:00 period from 9:00 a.m. to 6:00 1:00 p.m. from Monday to Friday, and thereafter at Tenant’s cost pursuant to the provisions on Saturdays shall be free of Section 6.2, belowcharge if timely requested. 6.1.2 Landlord shall provide rubbish removal adequate electrical wiring and recycling services to facilities for normal general office use and electricity at levels consistent with normal general office use, as reasonably determined by Landlord. Tenant shall bear the Tenantcost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes and for any business office type kitchens in the Building Premises and the Common Areas and in the PremisesAreas. 6.1.4 Landlord shall provide janitorial services five (5) days a week (i.e., Sunday through Thursday) to the PremisesPremises and the Common Areas, except on the date of observation of the Federal and/or State Holidays, in and about the Premises and window washing services in a manner reasonably consistent with similar office buildingsother comparable buildings in the vicinity of the Building. 6.1.5 Landlord shall provide nonexclusive, non-attended automatic passenger elevator service during the Building Hours, except on Holidays, and shall have one elevator available at all other times, except on the Holidays. 6.1.6 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 above. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Lease.

Standard Tenant Services. Landlord shall provide the following services on all days (unless otherwise stated below) during the Lease Term. 6.1.1 Subject to limitations imposed by all governmental rules, rules and regulations and guidelines applicable thereto, Landlord shall make available shall, at Tenant’s sole cost and expense pursuant to Tenant Section 6.5, below, provide heating, ventilation and air conditioning (“HVAC”) when necessary for normal comfort for normal office use in the Premises on a twenty-Premises. 6.1.2 Subject to the other terms of this Lease, Landlord has provided electrical wiring and facilities for connection to Tenant’s lighting fixtures and incidental use equipment. For incidental use equipment, Landlord has provided four (244) hour-per-day225 ampere electrical panels which service the floor on which the Premises are located (including the Premises and Common Areas located on such floor). For overhead lighting, three hundred sixty-five Landlord has provided one (3651) day-per-year basis, high voltage 225 ampere 408/277 panel which HVAC services the floor on which the Premises are located (including the Premises and Common Areas located on such floor). Tenant shall be available at no additional charge during “Building Hours,” which shall mean during not exceed the hours capacity of 8:00 a.m. to 6:00 p.m. from Monday to Friday, and thereafter at Tenant’s cost pursuant to the provisions of such facilities unless Tenant increases such capacity as provided in Section 6.2, below. 6.1.2 Landlord , and Tenant’s electrical usage shall provide rubbish removal otherwise be subject to Applicable Laws and recycling services regulations, including Title 24. Tenant will design Tenant’s electrical system serving any equipment producing nonlinear electrical loads to accommodate such nonlinear electrical loads, including, but not limited to, oversizing neutral conductors, derating transformers and/or providing power-line filters. Engineering plans shall include a calculation of Tenant’s fully connected electrical design load with and without demand factors and shall indicate the Tenantnumber of ▇▇▇▇▇ of unmetered and submetered loads. Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes in the Building Common Areas and the Premises (including the kitchen in the Premises). 6.1.4 Landlord shall provide janitorial services to the Premises, except the date of observation of the Federal and/or State Holidays, in and about the Premises and window washing services in a manner reasonably consistent with similar office buildings. 6.1.5 Landlord shall provide nonexclusive, non-attended automatic passenger elevator service from 7:00 A.M. to 6:00 P.M., Monday through Friday, and on Saturdays from 7:00 A.M. to 2:00 P.M., except for the date of observation of New Year’s Day, Presidents’ Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and, at Landlord’s reasonable discretion, other locally or nationally recognized holidays (collectively, the “Holidays”) and shall have one elevator available at all other times. 6.1.5 Landlord shall provide Building security, equipment, personnel, procedures and systems during days and hours as determined by Landlord from time to time; but otherwise in a manner consistent with the security services provided by landlords of Comparable Buildings; provided, however, in no event shall Landlord be liable for personal injury or property damage for any error with regard to the admission to or exclusion from the Building Hoursor Project of any person. 6.1.6 Landlord shall provide nonexclusive freight elevator service subject permit Tenant to scheduling utilize the existing Building risers, raceways, shafts and conduit as reasonably required by Tenant for the Permitted Use to the extent there is available space in the Building risers, raceways, shafts and/or conduit for Tenant’s use, which availability shall be determined by Landlord in Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 above’s reasonable discretion. Tenant shall cooperate fully with may only use vendors reasonably approved by Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for to provide services to Tenant through the proper functioning and protection use of the HVACBuilding risers, electricalraceways, mechanical shafts and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Leaseconduit.

Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.3 Landlord shall provide city water from the regular Building outlets for kitchen usedrinking, lavatory and toilet purposes in purposes. Landlord shall use its commercially reasonable efforts to ensure that the Building Common Areas and in quality of water delivered to Tenant is not materially worse than the Premisesquality of water delivered by the city to Landlord. 6.1.4 Landlord shall provide janitorial services to the Premisesfive (5) days per week (only one of which shall be Saturday or Sunday), except the date of observation of the Federal and/or State Holidays, in and about the Premises Premises. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Leasetimes.

Tenant shall be solely responsible for the maintenance of the Premises in a manner consistent with a first-class office building and in connection therewith, non-attended automatic passenger elevator shall hire the service companies listed below, which service companies shall carry insurance coverage in accordance with industry standards. 6.1.4.1 Tenant shall cause the carpets or other floor coverings in the Premises to be professionally cleaned at least once every three (3) months during the Building HoursLease Term. 6.1.6 Landlord 6.1.4.2 Tenant shall provide nonexclusive freight elevator service subject cause to scheduling by Landlord. 6.1.7 Landlord shall provide electrical services as described in Section 3.3 abovebe provided (i) quarterly interior window washing, and (ii) daily sweeping and cleaning of the Premises. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems, provided the same shall not materially increase Tenant’s obligations or materially decrease Tenant’s rights under this Lease.
