Tenant Requirements. Tenant stated on the Agreement must be at least twenty five (25) years of age, and acknowledge that they will occupy the Property during the entire tenancy. iTrip requires a list of names and ages of occupants that will occupy the home during the tenancy. Only persons listed as occupants to itrip are allowed to occupy property during tenancy. Bookings created by guests under 25 years of age will be cancelled without a refund.
Tenant Requirements. At all times during the Term, and at Tenant’s sole cost and expense, Tenant shall provide and keep in effect the following insurance insuring Tenant, any Permitted Mortgagees, Landlord, and any other person or entity designated by Landlord as having an interest in the Premises (as their interests may appear):
(a) Commercial general liability insurance in a good and solvent insurance company or companies licensed to do business in the Commonwealth of Massachusetts, selected by Tenant, and reasonably acceptable to Landlord in an amount of at least two million ($2,000,000.00) dollars with respect to injury or death to any one person and five million ($5,000,000.00) dollars with respect to injury or death to more than one person in any one accident or other occurrence;
(b) Property insurance, with a replacement cost endorsement, on all improvements (including, without limitation, all Buildings as and when constructed), personal property and trade fixtures maintained in the Premises, including but not limited to carpeting, furnishings, equipment, furniture, inventory, and stock, and including sprinkler damage, vandalism and malicious mischief perils; and
(c) Workers’ compensation insurance for all Tenant’s employees working at the Premises in an amount sufficient to comply with applicable laws or regulations, including employer’s liability coverage with limits not less than Five Hundred Thousand Dollars ($500,000.00). All policies of insurance maintained by Tenant shall require at least thirty (30) days written notice to Landlord of termination or material alteration. Prior to the Commencement Date, Tenant shall provide to Landlord copies of all required insurance policies and insurance certificates evidencing the same. Thereafter, and prior to the expiration of each such insurance policy, Tenant shall provide to Landlord written evidence of renewal, including but not limited to replacement insurance certificates which evidence the same. If Tenant shall fail to procure or maintain any insurance policy required of Tenant by this Lease, then Landlord shall have the right, but not the obligation, to acquire such insurance policies and to pay such insurance premiums on behalf of and for the benefit of Tenant; all such amounts so paid by Landlord shall be deemed part of the Rent under this Lease, which amounts shall be paid by Tenant to Landlord within thirty (30) days of demand. Tenant Requirements. Concurrent with the execution and delivery of this Lease, Tenant shall deliver to Landlord the following: (i)the Advance Rent (as described in the Basic Lease Information), (ii) the Letter of Credit (as described in the Basic Lease Information), (iii) policies of insurance or duly executed certificates of insurance with respect thereto in accordance with Section 15 below.
Tenant Requirements. If the use by the Tenant or the installation of partitions, equipment or fixtures by the Tenant necessitates the rebalancing of the climate control equipment in the Leased Premises, the rebalancing will be performed by the Landlord at the Tenant's expense. Tenant Requirements. Tenant shall self-insure or obtain (i) general liability and property damage insurance for at least the first Two Million and No/100 Dollars ($2,000,000.00) in the aggregate, (ii) worker’s compensation insurance as required by the state in which the Premises is located affording workers compensation benefits for all employees of Tenant for at least Five Hundred Thousand and No/100 Dollars ($500,000.00) for each incident and employee, and (iii) business automobile liability insurance for all vehicles owed or used by Tenant in connection with the Use of the Premises for at least One Million and No/100 Dollars ($1,000,000.00) per occurrence for bodily injury and property damage. Tenant agrees that it shall maintain such self-insurance in like amount throughout the Term and agrees that Landlord and ▇▇▇▇▇▇▇▇’s mortgagee shall be listed as additional insureds under insurance. Tenant shall provide Landlord with a letter of self-insurance or certificate of insurance for each policy upon execution of this Lease and at least thirty (30) days prior to each renewal of commercial insurance policies.
Tenant Requirements. Borrower shall cause each tenant of the Property (including any Tenant) who is using the Property for a legalized cannabis use to maintain at all times while conducting business (i) all required cannabis licenses necessary to operate such Tenant’s business (each such license, a “Cannabis License”), and (ii) good standing with appropriate governmental agencies. By executing this Agreement, Bank acknowledges it has verified each Cannabis License prior to the Closing Date hereof, and Bank shall have the right to verify each Cannabis License on each renewal thereof in Bank’s sole determination. So long as a Tenant’s use requires a Cannabis License, if Bank is unable to verify a Cannabis License of a Tenant which is conducting business at the Property to its sole satisfaction, such failure shall constitute an immediate Event of Default.
Tenant Requirements. The requirements of Tenant will be attended to only upon written application at the office of the building, except in the event of any emergency condition. Employees of Landlord or Landlord’s agents shall not perform any work or do anything outside of the regular duties, unless under special instructions from the office of Landlord or in response to an emergency condition.
Tenant Requirements. A. Before beginning any permitted demolition or construction of any improvements on the Leased Premises, or letting any contract relating to the construction of a new building or other improvement, Tenant will comply with Article 11 hereof.
B. Before making any permitted alteration or before beginning the demolition of any improvements which may at any time be on the Leased Premises, or letting any contracts relating to the construction of a new building or improvement, Tenant shall supply Landlord with such endorsement to the existing insurance policies as shall be necessary to cover the contemplated work.
