Common use of Termination and Extension Clause in Contracts

Termination and Extension. (a) It is hereby mutually agreed that this Lease shall terminate at the end of the Term (as the same may have been accelerated pursuant to Section 2(c)), if a renewal right has not been exercised or, if exercised, upon the end of any renewal term, without notice. (b) If Tenant shall hold over after the expiration of the Term hereof, and Landlord shall not give consent to such hold over by Tenant, such tenancy may be terminated as permitted by applicable state law, and until Tenant has vacated the Leased Space, it agrees to pay to Landlord rent at a monthly rental double the rate payable by Tenant at the expiration of the Term of this Lease.
