The Fixed Rent. Commencing on the Rent Commencement Date, Tenant covenants and agrees to pay rent to Landlord by electronic funds transfer (or by such other method, as set forth below, or at such other place or to such other person or entity as Landlord may by notice in writing to Tenant from time to time direct), at the Annual Fixed Rent Rate, in equal installments at the Monthly Fixed Rent Rate (which is 1/12th of the Annual Fixed Rent Rate), in advance, without notice or demand, and without setoff, abatement, suspension, deferment, reduction or deduction, except as otherwise expressly provided herein, on the first day of each calendar month from and after the Rent Commencement Date; and for any portion of any calendar month following the Rent Commencement Date, at the rate for the first year of the Term, pro-rated for the number of days in such calendar month and payable in advance. It is the intention of the parties hereto that the obligations of Tenant hereunder shall be separate and independent covenants and agreements, that the Annual Fixed Rent, the Additional Rent and all other sums payable by Tenant to Landlord shall continue to be payable in all events and that the obligations of Tenant hereunder shall continue unaffected, unless the requirement to pay or perform the same shall have been terminated pursuant to an express provision of this Lease. If Landlord shall give notice to Tenant that all rent and/or other payments due hereunder are to be made to Landlord by check, or by other commercially reasonable means, Tenant shall make all such payments as shall be due after receipt of said notice by means of said electronic funds transfers (or such similar means as designated by Landlord, with such payments to be made to such address and to such person or entity as is specified by Landlord).
The Fixed Rent. Tenant covenants and agrees to pay rent to Landlord at the Original Notice Address of Landlord or at such other place or to such other person or entity as Landlord may by notice in writing to Tenant from time to time direct, at the Annual Fixed Rent Rate, in equal installments at the Monthly Fixed Rent Rate (which is 1/12th of the Annual Fixed Rent Rate), in advance, on the first day of each calendar month included in the Term; and for any portion of a calendar month at the beginning or end of the Term, at that rate payable in advance for such portion.

Tenant shall pay rent to Landlord at the Address of Landlord or at such other place or to such other person or entity as Landlord may by notice to Tenant from time to time direct, at the Annual Fixed Rental Rate set forth in Section 1, in equal installments equal to one-twelfth (1/12) of the Fixed Rental in advance on the first day of each calendar month included in the term, and for any portion of a calendar month at the beginning or end of the term, at the rate payable in advance for such portion.

The Fixed Rent. The Fixed Rent shall be payable in lawful money of the United States, in equal monthly installments, in advance, on the first day of each and every calendar month during the Term of this Lease at Landlord's Address, or at such other place as Landlord shall from time to time designate by notice.
The Fixed Rent. If Landlord shall give notice to Tenant that all rent and other payments due hereunder are to be made to Landlord by electronic funds transfers, so called, or by similar means, Tenant shall make all such payments as shall be due after receipt of said notice by means of said electronic funds transfers (or such similar means as designated by Landlord).
The Fixed Rent for the Expansion Space shall be payable at the following annual rates (in each case, subject to the provisions of Section 1.05(c)):
(a) For the First Expansion Space, during the eleven month period (the "Interim Expansion Period") beginning on July 1, 1994, the product obtained by multiplying $30.00 by the square foot rentable area of the First Expansion Space; and
(b) For (i) the First Expansion Space during the period beginning on June 1, 1995 and ending on the expiration date of the original term of this lease, (ii) the Second Expansion Space during the period beginning on the Expansion Commencement Date therefor and ending on the expiration date of the original term of this lease, and (iii) the Third Expansion Space during the period beginning on the Expansion Commencement Date therefor and ending on the expiration date of the original term of this lease, the Fixed Rent as determined pursuant to subsections 1.05(b) (iv) and 1.05(b) (v) (in each case, taking into account the inclusion of such Expansion Space in the Office Premises during the period in question).
The Fixed Rent. Tenant covenants and agrees to pay rent to Landlord at the Original Address of Landlord or at such other place or to such other person or entity as Landlord may by notice to Tenant from time to time direct, Annual Fixed Rent, in equal installments of 1/12th of the Annual Fixed Rent in advance on the first day of each calendar month included in the Term from and after the Phase I Commencement Date; and for any portion of a calendar month at the beginning or end of the Term, at that rate payable in advance for such portion. Notwithstanding the foregoing, Annual Fixed Rent until the earlier to occur of (a) the first anniversary of the Phase I Commencement Date, and (b) the Phase II Commencement Date, shall be calculated based on an aggregate of 40,000 rentable square feet (notwithstanding the fact that the Premises may at such time consist of more than 40,000 square feet). All other obligations of Tenant hereunder shall apply with respect to the entirety of the Premises, including Tenant’s obligation to pay Additional Rent as set forth herein. Additionally, Annual Fixed Rent until the earlier to occur of (a) the first anniversary of the Phase II Commencement Date, and (b) the Phase III Commencement Date, shall be calculated based on an aggregate of 100,000 rentable square feet (notwithstanding the fact that the Premises shall at such time consist of 115,383 square feet). All other obligations of Tenant hereunder shall apply with respect to the entirety of the Premises, including Tenant’s obligation to pay Additional Rent as set forth herein. Annual Fixed Rent for the Phase III Premises shall not be due and payable until the later of (i) the Phase III Commencement Date and (ii) the date which is twelve (12) months after the Phase II Commencement Date.
