Company shall at all times during the term hereof occupy, equip, furnish, operate and maintain a first-class facility on the Premises for the sale of general food and beverage items and shall keep the Premises in a safe, clean, orderly, and attractive condition satisfactory to the Chief Executive Officer and conforming to the South Airport Complex Tenant Design Criteria. Company shall maintain a sufficient number of trained personnel to ensure that customers of Company will receive prompt and courteous service at all times. Company shall offer for sale only items of the highest quality. Any item or service which the Chief Executive Officer deems offensive to the general public shall be promptly and permanently removed by Company from the Premises upon notice from the Chief Executive Officer. Company shall not permit any nuisance, waste or injury to be committed on the Premises.

Company shall ensure that all locations are adequately staffed during normal peak operating hours and during any special or emergency situation. Type of Operation. (a) Lessee shall provide all services permitted under this Agreement on a nondiscriminatory basis to all users of the Airport. Lessee shall maintain and operate its Leased Premises in the terminal building in a first-class manner and shall keep them in a safe, clean, orderly and inviting condition at all times, satisfactory to Lessor. Customer service shall be prompt, courteous, and efficient.
(b) Lessee shall maintain, at all times and at its own expense, an adequate number of vehicles at the Airport to meet reasonable public demand. Only fully-operational, well-maintained, licensed vehicles shall be rented by Lessee.
(c) Lessee’s employees shall not engage in open or public disputes, disagreements, or conflicts with each other, their customers, or the employees of other concessionaires. Disrupting or negatively affecting the quality of the car rental service at the Airport will not be accepted.
(d) The solicitation and/or advertising of the car rental operation at the Airport shall be confined to previously approved signs in or on the Leased Premises. Any advertising shall be in approved locations.
(e) Lessee shall ensure that an active, qualified, competent and experienced manager will be in place at all times during the Term of this agreement.
Type of Operation. A. Company shall provide all Services under this Agreement on a fair and reasonable basis to all Customers of the Airport.
