Usable Area Clause Samples

The Usable Area clause defines the specific portion of a property that a tenant or occupant can actually use for their intended purposes, excluding areas such as common hallways, restrooms, or mechanical rooms. In practice, this clause outlines the method for measuring the usable space, often referencing industry standards or measurement guidelines, and clarifies which parts of the premises are included or excluded from the calculation. Its core function is to ensure transparency and prevent disputes by clearly establishing the basis for rent calculations and the tenant’s rights to occupy certain areas.
