Use of Premises by Tenant. Tenant shall occupy and use the premises continuously during the terms hereof for general office purposes only, and for no other use or purpose. Tenant will not use or permit upon the Premises anything that will invalidate any policies of insurance now or hereafter carried on the Building or that will increase the rate of insurance on the Premises or on the Building. Tenant will pay all extra insurance premiums on the Building which may be caused by the use which Tenant shall make of the Premises (other than a use stated in the first sentence hereof). Tenant will not (a) use or permit upon the Premises anything that may be dangerous to life or limb; (b) in any manner deface or injure the Building or any part thereof or overload the floors of the Premises; or (c) do anything or permit anything to be done upon the Premises in any way tending to create a nuisance or tending to disturb any other tenant in the Building, or the occupants of neighboring property, or tending to injure the reputation of the Building. Unless the Premises shall be closed because of needed repairs, revisions or decorating, Tenant shall otherwise keep the same open, fully lighted and available for business activity during each and every day of the Term hereby demised, Saturdays, Sundays and holidays as established by Landlord from time to time only excepted, and the same shall be kept open by Tenant each day for business during the customary business hours established in the Building which are from 9:00 A.M. to 5:00 P.M. Tenant will fully and promptly comply, and operate the Premises in conformity, with all applicable federal, state and municipal laws, ordinances, codes, regulations and requirements respecting the Premises or Tenant’s use or occupancy thereof, and activities therein, and Tenant will not use the Premises for lodging or sleeping purposes nor conduct or permit to be conducted on the Premises any business or activity which is contrary to the provisions of this Lease or to any applicable governmental laws, ordinances, codes, regulations and requirements. Tenant shall promptly pay all taxes of whatever kind which are imposed upon Tenant but which are to be collected by Landlord. Tenant shall at no time sell food on or from the Premises. Tenant shall at no time allow alcoholic liquor on the Premises.

Use of Premises by Tenant. The said premises are to be used and occupied by Tenant shall occupy and use the premises continuously during the terms hereof those designated herein for general office residential purposes only, only and for no other purpose; no trade, business, or occupation shall be carried on therein. Tenant will use or purposeand occupy said premises and appurtenances in a careful, safe and proper manner and will comply with all County Ordinances and with directions of proper public officials as to the use thereof and will comply with all of the rules and regulations of the building in force from time to time. Tenant will not use allow said premises to be used for any purpose or permit upon the Premises anything that will invalidate in any policies of insurance now or hereafter carried on the Building or way that will increase the rate of insurance on thereon nor for any purpose other than that herein specified, nor permit the Premises same to be occupied in whole or in part by any other persons and will not bring, or permit to be brought into or upon said premises any substances or force or do anything which will increase the hazard of fire in or on the Building. said premises; nor shall Tenant will pay all extra insurance premiums on the Building which may be caused permit any transfer by the use which operation of law of Tenant’s interest in said premises acquired through this lease, nor shall Tenant shall make of the Premises (other than a use stated in the first sentence hereof). All entries, passages, stairways, halls, and other public places in the building shall not be kept open obstructed or used by Tenant each day for business during or any purpose other than ingress or egress of the customary business hours established in the Building which are from 9:00 A.M. to 5:00 P.M. Tenant will fully and promptly comply, and operate the Premises in conformity, with all applicable federal, state and municipal laws, ordinances, codes, regulations and requirements respecting the Premises or Tenant’s use or occupancy thereof, and activities therein, and Tenant will not use the Premises for lodging or sleeping purposes nor conduct or permit to be conducted on the Premises any business or activity which is contrary to the provisions of this Lease or to any applicable governmental laws, ordinances, codes, regulations and requirements. Use of Premises by Tenant. A judgment of any court of competent jurisdiction or the Building. admission by Tenant will pay all extra insurance premiums on the Building which may be caused by in any action or proceeding against Tenant that Tenant has violated any such laws, ordinances, regulations, rules and/or directions in the use which Tenant shall make of the Premises (other than shall be deemed to be a use stated in the first sentence hereof)conclusive determination of that fact as between Landlord and Tenant. Tenant shall promptly upon demand reimburse Landlord for any additional premium charges for such policy by reason of Tenant's failure to comply with the Premises; or (c) provision of this Article. Tenant shall not do anything or permit anything to be done upon in or about the Premises which will in any way tending to create a nuisance obstruct or tending to disturb any interfere with the rights of other tenant in tenants or occupants of the BuildingBuilding or Project, or the occupants of neighboring propertyinjure or annoy them, or tending to injure the reputation of the Building. Use of Premises by Tenant. Tenant shall use and occupy and use the premises continuously during only for the terms hereof for general office purposes only, and under the trade name specified in Section 1(a) and (h) above and for no other use purpose or purposeunder any other name. . Tenant shall not sell merchandise from vending machines or allow any coin-operated vending or gaming machines on the premises except as expressly permitted by Section 1(h). Tenant agrees it will not use or permit upon anyone to use any portion of the Premises premises for conducting a secondhand store, adult book store, massage parlor, auction, distress or fire or bankruptcy or going-out-of-business sale, or for any use or purposes in violation of any law or ordinance. Tenant shall at all times keep the premises in a clean condition, free of objectionable noises, odors or nuisances. Tenant shall not (i) display or sell merchandise or allow carts, portable signs, devices or any other objects to be stored or to remain outside the exterior walls or roof or permanent doorways of the premises or in hallways; (ii) place anything that will invalidate any policies of insurance now or hereafter carried on the Building roof or that will increase the rate of insurance on the Premises or on the Building. Tenant will pay all extra insurance premiums on the Building which may be caused by the use which Tenant shall make exterior walls of the Premises (other than a use stated in the first sentence hereof). Tenant will not (a) use or permit upon the Premises anything that may be dangerous to life or limbpremises except signs as permitted under Section 13.1; (biii) solicit or distribute materials in any manner deface in any portion of the Common Area or injure the Building building in which the premises are located other than within the premises itself; (iv) use the premises for any use or purpose in violation of or in conflict with any easements, trust deeds, rights, ground leases, rights of way or any part thereof or overload the floors other matters of record as of the Premises; or (c) do anything or permit anything to be done upon the Premises in any way tending to create a nuisance or tending to disturb any other tenant in the Building, or the occupants date of neighboring property, or tending to injure the reputation of the Building. Tenant warrants that it has investigated whether its proposed use of the premises and proposed manner of operation will comply with all applicable governmental laws, ordinancesand Tenant assumes the risk that such use and manner of operation are, codesand will continue to be, regulations in compliance with all applicable laws, including without limitation all zoning laws regulating the use and requirementsenjoyment of the premises. Tenant agrees to install and pay for any improvements, ' changes or alterations in the premises required by any governmental authority, and if Landlord performs such alterations because of Tenant's failure to do so, Tenant shall promptly pay all taxes of whatever kind which are imposed upon Tenant but which are to be collected reimburse Landlord for such costs plus interest at the maximum rate permitted by Landlord.
