Utility Access. Buyer covenants and agrees that it will provide a nonexclusive utility easement from a sewer pump station to be located on the Real Property to Seller’s property immediately adjacent to the east of the Real Property. Buyer will install a sewer line within that easement for the nonexclusive use and benefit of Seller. The location of that sewer line will be determined by Buyer in connection with its location of a school facility and pump station on the Real Property. The cost of that pump station and sewer line will be borne by Buyer in exchange for a reduction of the purchase price of the Real Property as reflected in the Purchase Price set forth in Section 3 above.
