Common element definition

Common element means all portions of a condominium other than the units.
Common element means any property in a planned community that the owners association holds in fee or has use of pursuant to a lease or easement.

All foundations, roofs, exterior walls, bearing walls and columns that are common to two (2) or more Units. c. All other elements of any Building desirable or rationally of common use or necessity to its existence, upkeep or safety. d. All compartments or installations of central services such as power, light, gas, water, sewer, telephone, cable television, including master meters, and the like on the Townhouse Property that are common to or service two (2) or more Units. e. All improvements, devices, or installations existing for the common use and benefit of the Owners of Units.
