Air Handling Units. AHU to consist of double wall formed and reinforced, foam insulated panels. Unit shall be of modular construction with L/200 deflection and maximum 1 percent leakage tested at 1.5 times design total static pressure. All air units shall be base-mounted to avoid above-ceiling conflicts.

Air Handling Units. Preliminary inspection of all unit components; i.e. supply fan/motor assemblies, chilled water coils, dampers, etc.
Air Handling Units. 1. The building will be provided with multiple VAV rooftop DX evaporative condensing air handling units.
2. Each unit will include return fan, pre-filters, supply fan, cooling coil, gas fired heating section, down discharge section an evaporative condenser section. Units will be double wall construction with no exposed insulating materials.
3. Each unit’s supply and return fan shall be capable of delivering variable air volume by means of variable frequency drives.
4. The units will be located on the roof directly over duct shafts. Each unit shall have 12” high roof curbs.
5. All air handling units will have outside air economizer capability.
6. Air serving the following areas will be exhausted to the outdoors via separate exhaust fans: Toilet Rooms, Mechanical Room, Electric Rooms and Janitors closets. Any special exhaust system required for tenant equipment or systems shall be by the tenant.
Air Handling Units. A. Perform items listed at spring start-up and do routine inspection each month of operation.
1. Lubricate fan and motor as required.
2. Clean fan.
3. Clean coil and straighten fins.
4. Replace filters as required.
5. Check pulleys for proper alignment, internal wear and security to shaft.
6. Check belts for tension, wear and deterioration-Replace as required.
B. Once each year, perform a complete test and adjustment of all controls associated with H & V units.
C. Check operation of freeze stat prior to heating operation annually.
Air Handling Units. A. Air Handling Units Options:
1. Option 1: Two (2) indoor VAV air handling units with a heating water pre-heat coil and chilled water cooling coil shall be provided, each sized for approximately 18,000 CFM. Each unit will be equipped with an exhaust fan for economizer operation. The unit’s fans will be controlled by variable frequency drives.
a. This option allows some redundancy in case of system failure but will likely be a higher first cost due to more ductwork, piping, and electrical connections.
2. Option 2: One (1) indoor VAV air handling units with a heating water pre-heat coil and chilled water cooling coil shall be provided, sized for approximately 36,000 CFM. The unit will be equipped with an exhaust fan for economizer operation. The unit’s fans will be controlled by variable frequency drives.
B. Heating water preheat coils shall be provided with a pumped coil configuration to prevent coil freezing.
C. Units shall be similar to Trane, or equal by Carrier, or JCI/York.
D. The indoor air handling units shall have the following features as a minimum:
1. MERV 13 filter section (for ESI turnover) with 3 sets of MERV 8 (for construction).

i. Oiling of all fan motors, pulleys and adjust fan belts. Grease the ball bearings fitted at the end of blower main shaft.
ii. Clean cold water evaporator of the blower with standard chemical or acid and clean its fins with steel brush/blower/water.
iii. Clean the filter properly with water & Blower.
iv. Adjust, clean and oil the motorized valve (if necessary) fitted in the supply lines of the chiller to the Air Handling Units coil evaporator.
v. Clean properly the humidifier fitted in the Air Handling Units, if necessary.

Air Handling Units. The Contractor performs planned maintenance, (i.e. repair and replace stipulated air handling units), investigates and repair defects as per maintenance scheduled.
Air Handling Units. Scope of Work may include but is not limited to: repair of fan/blower motors and/or assembly, evaporator coil, chilled and/or hot water coils and associated piping, valves or insulation, electric heater elements and associated components, drain pans, condensate traps and pumps, dampers and associated actuators, and repair of associated starters/disconnects/VFDs (variable frequency drives).
