Ending Your Tenancy. To: give FOR INFORMATION ONLY
15.1 You can end your Introductory Tenancy on the Monday of any week by giving us at least four 4 weeks’ notice in writing. 15.3 If you do not leave the Property and the Contents and any Energy Efficiency System before the four week notice period ends; and if in a reasonable condition when you leave before four weeks’ notice has been given, to pay the Rent as if you had given four weeks’ notice. To give us possession of the Property move out at the end of your tenancy, we may charge you the full cost of any cleaning or repair we have to do as a result.
15.4 If applicable the Council will charge you for the total cost of any of the following work together with an Administration Charge when you leave the Property:- • removing or correcting any unauthorised alterations or improvements and making good all resulting damage • repairs that you have not carried out in accordance with the terms of this Tenancy or the Repairs Handbook or replacement of items due to loss, damage or neglect • the removal of any rubbish or items or personal effects left at the Property • damage caused by you, any member of your household, any lodger or sub-tenant or any visitor • cleaning the Property or clearing its garden if not left in a Reasonable Condition.
15.5 You must return all keys to the Property, including those to the front door, communal doors, windows, door entry cards and keys of any shed or garage, to us at the Town Hall no later than noon on the last day of the Tenancy. We prefer you to give notice If keys are not returned by using that time, a Notice to Quit Formfurther full week’s rent will be charged. Any unauthorised alterations or additions that have been carried out to the property by you, your relatives or anyone living with you, without our written permission, must also be returned to their original condition prior to ending your tenancy.We may make a reasonable charge against you for any costs incurred if you do not leave the Contents property as stated in this clause.
15.7 We may remove, store and if not collected within 1 calendar month sell or otherwise dispose of, any furniture, goods or personal items which you fail to remove from the property at the end of your tenancy either on surrender of the premises by abandonment, court order or termination by you. At any time, once the property has been vacated, we may immediately remove and dispose of any perishable goods or waste products that we consider would be unreasonable to store as stated above. This includes such items as food, rubbish, domestic waste and goods damaged beyond economical repair. You will be responsible for all reasonable costs which we may incur in collection, storage and/or disposal of the above.
15.8 Unless required by law we will not be responsible for any damage or loss of goods/ belongings stored by us under clause 15.7 above.
15.9 When your tenancy ends, your rights as a tenant will end and you must vacate the property.
15.10 If you go to court because of a divorce, a domestic dispute or a relationship breakdown, the court will decide whether to order the transfer of the tenancy to one or other of the partners. The tenancy rights will end for the other person who must leave the property.
15.11 In the event of the death of a sole tenant or remaining survivor, the tenancy agreement will be held in the Property leave deceased tenant’s estate. Further costs including rent and other tenancy charges will continue to accrue until the Energy Efficiency System at tenancy is effectively terminated. Ending Your Tenancy. 9.10.3 you become bankrupt or have an interim receiver of your property appointed;
9.10.4 you leave the Property vacant or unoccupied for more than four (4) weeks without serving prior notice of the same on the Landlord.

15.6 You must make good any damage to the property before ending your tenancy. Any alterations or additions that have been carried out to the property by you, your relatives or anyone living with you, without our written permission, must also be returned to their original condition prior to ending your tenancy.
15.7 We may remove, store and if not collected within 1 calendar month sell or otherwise dispose of, any furniture, goods or personal items which you fail to remove from the property at the end of your tenancy either on surrender of the premises by abandonment, court order or termination by you. At any time, once the property has been vacated, we may immediately remove and dispose of any perishable goods or waste products that we consider would be unreasonable to store as stated above. This includes such items as food, rubbish, domestic waste and goods damaged beyond economical repair. You will be responsible for all reasonable costs which we may incur in collection, storage and/or disposal of the above.
15.8 Unless required by law we will not be responsible for any damage or loss of goods/ belongings stored by us under clause 15.7 above.
15.9 When your tenancy ends, your rights as a tenant will end and you must vacate the property.
15.10 If you go to court because of a divorce, a domestic dispute or a relationship breakdown, the court will decide whether to order the transfer of the tenancy to one or other of the partners. The tenancy rights will end for the other person who must leave the Contents property.
15.11 In the event of the death of a sole tenant or remaining survivor, the tenancy agreement will be held in the Property leave deceased tenant’s estate. Further costs including rent and other tenancy charges will continue to accrue until the Energy Efficiency System tenancy is effectively terminated. The tenancy may be ended sooner by an authorised representative at our discretion.

Ending Your Tenancy. To: give us at least four weeks’ notice, ending on a Sunday that 15.1 If you want to end your tenancy, you must give us four weeks notice in writing. Further costs including rent and other tenancy charges will continue to accrue until the Energy Efficiency System at tenancy is effectively terminated. Four weeks’ notice is required in all circumstances.
15.16 On termination of the Property you will pay to us our reasonable costs of storing your tenancy no items, goods or carrying out such Works necessary to put right your breach belongings should be left within four weeks of us requesting payment from you. If you do leave any personal possessions at the Property once the Tenancy has ended we: may dispose of them; or shall be entitled (but not obliged) to sell them after taking reasonable steps to notify you and giving you a reasonable time to collect them. The costs of storage and/or sale of your personal possessions and any Rent or other sums of money owed by you to us under this Tenancy, may be deducted from any sale proceedsproperty.

Ending Your Tenancy. To: 12.1 If you wish to end your tenancy you must give four clear weeks notice in writing to expire at noon on a Monday. You must also give us at least four weeks’ noticea forwarding address
12.2 If the tenancy ends because the tenant has died (or in any other special cases) we may accept a shorter period of notice from their representative, ending on a Sunday that you want to end this Tenancy; and allow us with or without prospective tenants to inspect but not less than one clear week. The tenant’s representative must clear the Property of all possessions and all rubbish before we will end the Contents and any Energy Efficiency System before the four week notice period ends; and if you leave before four weeks’ notice has been given, to pay the Rent as if you had given four weeks’ notice. 12.3 If you are a joint tenant, a Notice to Quit signed by one tenant the whole tenancy will end the Tenancy even if you or the other tenant objectsends the tenancy on their own. 12.4 You must allow our officers and contractors to enter the Property by appointment to inspect it before you will return leave if we request this

12.9 We will inspect the Property you will pay to us our reasonable costs of storing your goods or carrying out such Works necessary to put right your breach within four weeks of us requesting payment from youwhen it is empty.
