Common use of GRADING PLAN Clause in Contracts

GRADING PLAN. The plat shall be graded in accordance with the approved grading drainage and erosion control plan, Plan "B". The plan shall conform to the Engineering Design and Construction Standards Manual. All grading shall be completed within the Subdivision prior to the preparation and submittal of the as-constructed grading plan. A. Within thirty (30) days after completion of the grading, the Developer shall provide the City with a "record" grading plan certified by a registered land surveyor or engineer that all ponds, swales, and ditches have been constructed on public easements or land owned by the City. The "record" plan shall contain site grades and field verified elevations of the following: a) cross sections of ponds; b) location and elevations along all ▇▇▇▇▇▇, emergency overflows, wetlands, wetland mitigation areas if any, ditches, locations and dimensions of borrow areas/stockpiles; c) lot corner elevations and house pads; and d) top and bottom of retaining walls. B. The City will not issue any building permits until the approved certified record grading plan is on file with the City.

Notwithstanding the foregoing, the City may issue building permits to the Developer, prior to completion of all grading, provided the City Engineer has determined that adequate erosion control measures are in place. The "recordas constructed" plan shall contain site grades and include field verified elevations of the following: a) cross sections of ponds; b) location and elevations along all ▇▇▇▇▇▇, emergency overflows, wetlands, wetland mitigation areas if any, ditches, locations and dimensions of borrow areas/stockpiles, and installed "conservation area" posts; and c) lot corner elevations and house pads; and d) top and bottom of retaining walls. B. elevations. The City will not issue any withhold issuance of building permits until the approved certified record grading plan is on file with the CityCity and all erosion control measures are in place as determined by the City Engineer.
