Hour Access Clause Samples
Hour Access. Tenant, its employees, agents, and invitees shall have access to the Premises twenty-four (24) hours a day, seven (7) days a week. During nonbusiness hours Landlord may restrict access by any reasonable means. Landlord shall not be liable for denying or permitting entry to any person unable to show the proper identification. Landlord may temporarily close the Building if required because of a life-threatening or Building threatening situation. Landlord shall use its best efforts to close the Building during nonbusiness hours only.
Hour Access. Tenant shall, subject to Landlord’s reasonable security requirements, Force Majeure, repairs and other de minimus interruptions, have access to the Premises twenty-four (24) hours per day, seven (7) days per week.
Hour Access. Lessee shall be entitled to 24-hour, seven (7) day a week access to the Premises, but this shall not be construed as authorization to make use of the Building services beyond the Building Hours without reimbursing Lessor for the cost thereof, and shall be subject to any governmental or municipal laws and regulations with respect to said 24-hour, seven (7) day a week access. Lessee shall obtain access by means of a key or other similar means to be provided by Lessor to afford access to the Building.

If, however, the Building must be closed during business hours due to a unilateral closing by Landlord or a closing which is the result of a negligent act of Landlord, then the Base Rent and all additional rent will ▇▇▇▇▇ during any closing that lasts more than forty-eight (48) hours.

Hour Access. It is understood and agreed that the Tenant, its employees and invitees shall have the right twenty-four (24) hours per day, seven (7) days per week, throughout the Term to have access to the Leased Premises and parking facilities for the Building and to use the Common Areas for its intended purposes in common with others entitled thereof. The foregoing access to the Leased Premises shall include continuous supply (except in the case of an emergency and scheduled maintenance) by the Landlord of electric power, hot and cold running water in the Building, heat, air-conditioning (HVAC), lights within the Leased Premises and elevator services to the Leased Premises, as outlined in this Lease, and be subject in the case of hours which are not the normal business hours for the Building, to the terms of this Lease (including, but not limited to charges for Additional Services) and the Rules and Regulations attached as Schedule "B" or made pursuant to this Lease.
Hour Access. It is understood and agreed that the Tenant, its employees and invitees shall have the right, subject to emergencies, and reasonable security regulations, twenty-four (24) hours per day, seven (7) days per week throughout the Term and any extension term(s), to have access to the Premises and parking facilities for the Building and to use the common areas of the Building and the property for its intended purposes in common with others entitled thereto. The foregoing access to the Premises shall include, but not be limited to, continuous supply to the Tenant of electric power, hot and cold running water, heating, air conditioning, lighting within the Premises and elevator services to the Premises as outlined in the Lease. The Tenant acknowledges that the Additional Rent estimates of Operating Costs and Utilities contained in this Lease are based on normal operating hours of 7:00 am to 6:00 p.m., Monday to Friday (Statutory Holidays excepted) and that any after hours access will affect said estimates. Tenant agrees to provide reasonable notice to the Landlord when it requires after hours HVAC.
Hour Access. Sub-subtenant shall have access to the Building and the Premises, seven (7) days a week, twenty four (24) hours per day, with electric service being provided at all times. Sub-subtenant shall be responsible for any charges associated with its request for and usage of any after-hours HVAC and utilities for the Premises.
Hour Access. At no charge to Tenant, Tenant shall have access to , use and enjoyment of the Building, the Leased Premises, elevators, the parking facilities and all Building services and utilities, 24 hours, 7 day/week, 52 weeks/year.
Hour Access. (a) The Lessee and parties authorized by the Lessee may access and use the Lease Property outside of the Normal business Hours for utilization of the Lease Property within the permitted use or for relevant purposes.
(b) The Lessee and parties authorized by the Lessee shall comply with the conditions set forth below when accessing the Lease Property outside of the Normal Business Hours. In addition, the Lessee hereby agrees and acknowledges that the operation of elevators and air conditioning facilities may be limited outside of the Normal Business Hours.
(1) Reasonable scope of verification of the identities of the persons accessing the Lease Building outside of the Normal Business Hours
(2) Reasonable scope of investigation of the items being brought into the Lease Building outside of the Normal Business Hours
