Operating Expense Rent Sample Clauses
The Operating Expense Rent clause defines the tenant's obligation to pay a share of the building's operating expenses in addition to base rent. Typically, this clause outlines which costs are included as operating expenses—such as maintenance, utilities, insurance, and property taxes—and describes how these costs are calculated and allocated among tenants, often based on the proportion of leased space. Its core function is to ensure that the landlord can recover ongoing property expenses from tenants, thereby distributing the financial burden of property upkeep and operation fairly.
