Common use of Pets Not Allowed Clause in Contracts

Pets Not Allowed. A. ▇▇▇▇▇▇ agrees not to have any pets or animals on the leased property without the permission of Owner. If Owner discovers ▇▇▇▇▇▇ has an animal on the leased property, without Owner’s permission, Owner can: I. end the lease by giving thirty days notice to leave; or II. start a new lease with increases to the security deposit and rent beginning immediately; or III. remove any animal found on the leased property that is not approved by Owner to an animal shelter or other such location at Tenant’s expense; B. ▇▇▇▇▇▇ agrees to pay Owner for damages that the animal caused including extermination fees for fleas. C. ▇▇▇▇▇▇ agrees to remove animal, even with said written permission, due to the animal causing harm or nuisance to other occupants of the unit, building or neighborhood.
