Schematic Design. See Section 2, Part 1, Article 2.1.4, Paragraph 2.1.4.2.
Schematic Design. The beginning of the design process, sometimes commonly known as Preliminary Design. Schematic Design Documents are the schematic design plans and elevations showing the scale and relationship of Project or its Components. Schematic Design documents consist of written and graphic (drawings, sketches, etc.) presentations that will enable the Owner (through the advice of the Program Manager) to determine if the intent of the project, as set forth in the Program provided by the Owner, is being addressed, and shall consist of at least the following: (a) Schematic Site Plan; (b) Floor Plans; and (c) Elevations.
Schematic Design. Within twenty-five (25) calendar days after the Schematic Design documents have been prepared by the Program Manager and approved by Owner, Design-Builder shall prepare for the review by the Program Manager and approval by the Owner of a more detailed construction cost estimate with supporting data. During the preparation of the Design Development documents, Design-Builder shall update and refine this estimate at appropriate intervals agreed to by Owner, Program Manager, and Design-Builder.
Schematic Design. 3.3.2.1 Developer acknowledges and agrees that if ▇▇▇▇▇▇▇▇▇ wishes to deviate from the Schematic ROW set forth in the Schematic Design, it must specifically identify such modifications in writing to TxDOT in accordance with Section 2.1.2.4, provide justification for the modification, and obtain specific written approval from TxDOT, in its sole discretion, prior to use of such modifications. Subject to Section 2.1.3.3, Developer must obtain TxDOT’s prior written approval to deviate from the Schematic Design unless the proposed modification meets all of the following: (a) is within the Schematic ROW and requires no additional right of way; (b) meets the requirements of the Technical Provisions; (c) requires no New Environmental Approval; (d) does not constitute a Design Exception or Design Waiver; and (e) is consistent with the design concepts included in the Proposal. Developer acknowledges and agrees that the requirements and constraints set forth in the Contract Documents and in the Governmental Approvals, as well as Site conditions, will impact Developer’s ability to revise the concepts contained in the Schematic Design, in addition to the requirement to obtain approval.
3.3.2.2 Developer may rely on the Schematic ROW limits as shown on the Schematic Design and that it is feasible to design and develop the Project within the Schematic ROW limits identified in the Schematic Design provided by TxDOT, and shall have the right to obtain a Change Order for certain increased costs incurred due to Necessary Basic Configuration Changes to the extent provided in Section 13.8.6; provided, however, that Developer acknowledges that “feasible to design and develop the Project” is not intended to mean or be limited to Developer’s design approach set forth in its Proposal or Developer’s preferred design approach.
3.3.2.3 Developer acknowledges that the Schematic Design is preliminary and subject to refinement through the Final Design process and that Developer is not entitled to any time extensions in connection with any changes in the Schematic Design, and Developer’s s entitlement to an increase in the Price in connection with any changes in the Schematic Design is limited to certain increased costs incurred as a result of Necessary Basic Configuration Changes to the extent allowed under Section 13.8.6.
Schematic Design. The Design-Builder shall prepare a schematic design that is a logical development of the approved concept design and is consistent with the Department’s schedule, budget (i.e. designed to budget of $4 Million) and programmatic requirements. The schematic design shall contain at least the level of detail contemplated in standard industry practice and shall contain such detail as is typically required for a schematic design under standard industry practice. The design submittal shall specifically identify any deviations from the approved concept design and shall explain the rationale, cost and time implications associated with such deviation. The Department shall have the right to disapprove the schematic design submittal for any reason. Following review of the schematic design submission by DPR and the Department, the Design-Builder shall make revisions to the schematic design submission as necessary to incorporate comments, feedback and other direction provided by DPR and the Department. The Design- Builder’s pricing shall assume that such revisions will be required, and such revisions shall not entitle the Design-Builder to additional compensation.
a. Further develop conceptual plans and incorporate design changes.
b. Conduct community meetings to solicit input and keep constituents informed throughout the development of the project.
c. Prepare necessary presentation materials (renderings and models) to communicate design intent and obtain approval of design direction.
d. Continue development of phasing plan based on the approved CD, to accommodate the project’s needs.
e. Submit an early estimate for the modernization with a magnitude of error of Not-to-Exceed +/- 10% of the Project hard cost budget.
f. If it is necessary for Project early inquiry with Public Utility Companies (PEPCO, Washington Gas, Verizon, DC NET) should be conducted.
g. Conduct DOEE, DCRA, DDOT, and DC Water Preliminary Design Review meetings.
h. Renovation and new construction should be designed to qualify for LEED Silver certification.
Schematic Design. 3.3.2.1. DB Contractor acknowledges and agrees that if DB Contractor wishes to deviate from the Schematic ROW, DB Contractor must obtain TxDOT’s prior written approval to deviate from the Schematic Design unless the proposed modification meets all of the following: (a) is within the Schematic ROW and requires no additional right of way; (b) meets the requirements of the Technical Provisions; (c) requires no New Environmental Approval; (d) does not constitute a Design Exception or Design Waiver; and

Within twenty-five (25) calendar days after the Schematic Design documents have been prepared by the Project Design Professional and approved by Owner, CM/GC shall prepare for the review by the Project Design Professional and approval by the Owner of a more detailed construction cost estimate with supporting data. During the preparation of the Design Development documents, CM/GC shall update and refine this estimate at appropriate intervals agreed to by Owner, Design Professional, and CM/GC. Design Development. Within twenty-five (25) calendar days after the Design Development documents have been prepared by the Design Professional and approved by Owner, CM/GC shall prepare a more detailed construction cost estimate with supporting data for review by the Project Design Professional and approval by Owner.
Schematic Design. After receiving approval from Owner and based on the approved Project Scope and Budget Validation report and any adjustments authorized by Owner in the Project Scope, Project Schedule or Project Budget, the Consultant shall prepare, submit and present for review and approval by the Owner, Phase I Schematic Design Documents, based on the SREF requirements for schematic drawings. In addition to SREF requirements and information required by the Owner’s document submittal checklist for phase I, the documents shall include the following:
.1 A site plan showing acreage, points of the compass, scale, contours and general topographical conditions, flood plain elevation and velocity zone, over-all dimensions, adjacent highways, roads, off-site improvements, emergency access, fire hydrants, power transmission lines, ownership and use of adjacent land, walks and paths, vehicle and bike parking areas, accessibility for the disabled, service areas, play areas, athletic fields, bus loop(s), parent drop off, existing buildings and use, location of proposed building(s) and future additions, portable classrooms and other relocatable or temporary structures, community use buildings, phased construction, preliminary soil borings. A statement shall be included on the site plan identifying the FEMA flood plain and velocity zone in which the project is located. The statement shall be signed and dated by the Project Consultant.
Schematic Design. A. Based on the program analysis, A/E shall prepare up to three (3) design studies for review and consideration by CDB and the Using Agency. Design studies may include written descriptions and alternatives, drawings and other documents as appropriate.
B. Cost estimates for each schematic design study shall be provided.
C. Upon review and comment of the schematic design by CDB and the Using Agency, the A/E shall proceed to the applicable design level for one of the proposed designs as modified by any comment during the review.
Schematic Design. 6.1 Prior to the start of work for the Conceptual Design stage, the Design Professional must receive written direction from the Owner to proceed. E‐mail format will be utilized for this authorization.
6.2 The Design Professional shall prepare, submit and present for approval by the Owner a Schematic Design Report Package, comprised of the SREF requirements for Schematic Design Documents and Schematic Design Studies.
6.2.1 Any special requirements affecting the Project shall be identified.
6.2.2 A statement of Probable Construction Cost.
6.2.3 The OEF Space Chart Form updated and formatted to follow the sequence of spaces listed in the SREF Size of Space and Occupant Design Criteria Table.
6.2.3.1 Provide room name and number listing in a ( room finish ) re‐usable format – with columns for SF’s at this time.
