SPECIFICALLY PROHIBITED USES. Tenant will not (a) use, occupy or permit the use or occupancy of the Premises for any purpose or in any manner which is or may be, directly or indirectly, violative of any Legal Requirement, or dangerous to life or property, or a public or private nuisance or disruptive or obstructive of any other tenant of the Building, (b) keep, or permit to be kept, any substance in or conduct, or permit to be conducted, any operation from the Premises which might emit offensive odors or conditions into other portions of the Building, or make undue noise or create undue vibrations, (c) commit or permit to remain any waste to the Premises, (d) install or permit to remain any improvements to the Premises (other than window coverings which have first been approved by Landlord) which are visible from the outside of the Premises, or exceed the structural loads of floors or walls of the Building, or adversely affect the mechanical, plumbing or electrical systems of the Building or affect the structural integrity of the Building in any way, (e) install any food, soft drink or other vending machine (other than those for the exclusive, non-commercial use of Tenant and its business invitees) in the Premises or (f) commit, or permit to be committed, any action or circumstance in or about the Building which, directly or indirectly, would or might justify any insurance carrier in cancelling or increasing the premium on the fire and extended coverage insurance policy maintained by Landlord on the Building or contents, and if any increase results from any act of Tenant, then Tenant shall pay such increase promptly upon demand therefor by Landlord.
SPECIFICALLY PROHIBITED USES. Tenant will not (a) use or occupy the Leased Premises in any manner which is dangerous to life or property or a public or private nuisance; (b) keep any substance in or conduct any operation from the Leased Premises which emits offensive odors or conditions, or makes undue noise or creates undue vibrations; (c) commit any waste to the Leased Premises; (d) install any improvements to the Leased Premises which exceed the structural loads of floors or walls of the Buildings, or adversely affect the mechanical, plumbing or electrical systems of the Buildings or adversely affect the structural integrity of the Buildings; or (e) commit any action or circumstance in or about the Leased Premises which would justify any insurance carrier in canceling or increasing the premium on any insurance policy maintained by Landlord on the Leased Premises.
SPECIFICALLY PROHIBITED USES. User shall not (a) occupy or use the Premises, or permit any portion of the Premises to be occupied or used, for any business or purpose which is unlawful, disreputable or deemed to be excessively hazardous on account of fire or other hazards given the permitted use of the Premises, or permit anything to be done which would in any way increase the rate of fire or liability or any other insurance coverage on the Building and/or its contents, or (b) keep, or permit to be kept, any substance in the Premises which might emit offensive odors into other portions of the Building.
SPECIFICALLY PROHIBITED USES. Notwithstanding any other provisions of this Lease, Tenant will not (a) use, occupy or permit the use or occupancy of the Leased Premises for any purpose or in any manner which is or may be, directly or indirectly, violate of any Legal Requirement, or a public nuisance; (b) keep, or permit to be kept, any substance in or conduct, or permit to be conducted, any activity which emits offensive odors or conditions into other portions of the Complex, or makes undue noise or creates undue vibrations; (c) commit or permit to remain any waste to the Complex; or (d) except for the Permitted Use, commit any action or circumstance in or about the Complex, or use the Leased Premises in a manner which, directly or indirectly, causes any Insurer to cancel or to increase the premium or any deductible or co-insurance amount on any insurance policy maintained by Landlord covering any portion of the Complex or its contents. Except for the Permitted Use, if any increase in premiums on any insurance policy results from any act of Tenant, then Tenant shall pay such increase promptly upon demand therefor by Landlord.
