Utility Accounts. The Parties shall arrange for all utility accounts to be read as of the commencement of business on the Closing Date. The Seller shall be responsible for all utility charges accruing up to the Closing Date and the Buyer shall be responsible for all utility charges accruing thereafter. The Parties agree to prorate on the basis of the number of days in the event no metering system for the prorating of utilities exists.

Utility Accounts. The parties shall use commercially reasonable efforts to transfer any utility accounts at the Locations from the Companies to the Buyer effective as of the Closing.

Utility Accounts. Accounts and contracted services for utilities will be setup according to the options specified below. Management will have sole discretion to select the utility providers, except where prohibited by law. The account for service from the local utilities provider(s) will remain in Management's name. For your convenience, the utility provider’s bills for service it provides to your unit will be calculated as described below and presented to you by our third party billing company. The billing company functions as a billing provider, not a utility, in order to allow you to pay such bills without having to sign up for service with the utility service provider directly or having to collect payments from your roommates. Neither Management nor our billing provider are providing or furnishing the utility service itself and the functions described herein are limited to dividing the utility provider’s ▇▇▇▇ to each individual. Under this option, you will also be responsible to pay a monthly administrative and billing fee as described in more detail in Section 3 below. Utility Accounts. Tenant must be able to establish and maintain an account with the provider of each utility which the Tenant agrees to furnish. YNHA may require documentation that an account has been established prior to occupancy.

Utility Accounts. Purchaser shall be authorized to use Seller’s utility accounts with respect to the Purchased Assets pending Purchaser’s obtaining utility accounts in its own name, provided that if Purchaser has not obtained utility accounts in its own name on or before fourteen (14) days after the Closing Date, Seller shall be entitled to take any action to shut off any such utilities, and shall be entitled to seek a return of any bond securing any such utilities. Nothing in this subsection shall effect or alter the proration of costs as provided for in Section 2.3 of this Agreement. Notwithstanding the foregoing, the Purchaser shall use all commercially reasonable efforts to establish utility accounts in its own name(s), respectively, to be effective as of the Closing Date.

Utility Accounts. Tenant gives Landlord authorization to access and obtain their account information with all utility companies during the term of the lease and for twenty-one (21) days following termination of Rental Agreement. Tenant is responsible for payment of utilities and agrees to pay said utilities in a timely manner, prior to any penalties being assessed, and to present a paid “final” receipt to Landlord. In the event Tenant does not pay said bills in a timely manner, or in the event a final receipt is not presented upon surrender, Landlord may, at its option, contact the utility provider, obtain the balance and pay the amount due and charge to the Tenant.
