TENANT agrees to. 1. Lease the premises for the entire term beginning on the Commencement Date and ending on the Termination Date. 2. Accept the premises in their present condition “AS IS,” the premises being currently suitable for the permitted use. 3. Obey all laws, ordinances, orders and rules and regulations applicable to the use, condition and occupancy of the premises, including the rule and regulations of the United States Department of Agriculture and the Texas Agriculture Commissioner. 4. Pay the base rent when it is due to Landlord at Landlord’s address. 5. Pay all taxes on the crops raised on premises and Tenant’s property located on the premises. 6. Repair any damage to the premises, land or improvements caused by Tenant. 7. INDEMNIFY, DEFEND AND HOLD LANDLORD HARMLESS FROM ANY INJURY (AND ANY RESULTING OR RELATED CLAIM, ACTION, LOSS, LIABILITY OR REASONABLE EXPENSE, INCLUDING ATTORNEY’S FEES AND OTHER FEES AND COURT AND OTHER COSTS) ARISING OUT OF TENANT’S USE OF THE PREMISES. THE INDEMNITY CONTAINED IN THIS PARAGRAPH (a) IS INDEPENDENT OF TENANT’S INSURANCE, (b) WILL NOT BE LIMITED BY COMPARATIVE NEGLIGENCE STATUTES OR DAMAGES PAID UNDER THE WORKER’S COMPENSATION ACT OR SIMILAR EMPLOYEE BENEFITS ACTS, (c) WILL SURVIVE THE END OF THE TERM, AND (d) WILL APPLY EVEN IF AN INJURY IS CAUSED IN WHOLE OR IN PART BY THE ORDINARY NEGLIGENCE OR STRICT LIABILITY OF LANDLORD BUT WILL NOT APPLY TO THE EXTENT AND INJURY IS CAUSED BY THE GROSS NEGLIGENCE OR WILFUL MISCONDUCT OF LANDLORD. 8. Vacate the premises on the last day of the term. 9. Cultivate the premises in a timely, thorough and ▇▇▇▇▇▇-like manner, employing the best methods of farming customarily practiced on like crops in the area. 10. Keep all gates on the premises closed and locked. 11. Enter and exit the premises only at those places designated by Landlord. 12. Not remove any resources from the property, i.e. sand, dirt, soil, etc. 13. Not cut down or remove any trees without owner’s permission. 14. Not sublease without owner’s written permission. 15. No hunting or discharging of firearms on property.
TENANT agrees to immediately report to LANDLORD any damages or needed repairs; and

Obey all laws, ordinances, orders, rules, and regulations enacted or promulgated by any governmental authority relating to (a) the Permitted Use; (b) Tenant’s activities while on the Premises; (c) any existing structure, improvement, or equipment that Tenant is permitted to utilize pursuant to this lease; or (d) any structure, improvement, or equipment erected or installed by Tenant on the Premises in accordance with this lease, including times and manner for hunting and removing game (and keeping of any applicable records), handling and discharging firearms, operating motor vehicles, and consuming alcoholic beverages. 4. Pay, in advance, Base Rent to Landlord at Landlord’s Address. 5. Allow Landlord to enter the Premises to inspect the Premises and show the Premises to prospective purchasers or tenants. 6. Operate vehicles on the Land in a manner that will not damage existing roads, trails, or vegetation. 7. Keep all gates on the Land closed and locked. 8. Repair or replace any damage caused by Tenant to the Land, crops, livestock, or Excluded Improvements. 10. Vacate the Premises on the last day of the Term. 11. Properly supervise all persons present on the Premises at the invitation or request of Tenant.
TENANT agrees to. Keep the assigned Premises clean and shall remove rubbish, debris, waste material and anything unsightly or detrimental to health, or likely to create a fire hazard, or that is conducive to deterioration. Tenant will not cause or permit any hazardous material to be used, generated, manufactured, produced, stored or brought upon or released on, under or about the Premises. Tenant shall be responsible for all damages to the Premises caused by Tenant’s acts or negligence. In the event Tenant does not promptly repair any damage to the Premises for which Tenant is responsible, Aviation reserves the right, in addition to any other rights or remedies available to Aviation, to make such repairs, at Tenant’s expense, the cost of which shall become due and payable as part of Tenant’s next monthly rental payment.
TENANT agrees to a. Keep carpets clean, notify Landlord if a professional carpet cleaning is required. Said cleaning will be paid by Landlord if for normal wear and tear. Tenant shall be responsible for the cost if any staining is caused by ▇▇▇▇▇▇, ▇▇▇▇▇▇'s family, his or her guests, licenses, invitees, or pets. b. ▇▇▇▇▇▇ agrees to leave the unit in move-in condition not needing any maintenance, painting, cleaning, etc. c. ▇▇▇▇▇▇ agrees to make payment to Landlord for any charges above the deposit amount for damages and/or loss within fourteen (14) days after presentation of the bill. d. Tenant shall promptly have replaced and pay for any glass broken by ▇▇▇▇▇▇, ▇▇▇▇▇▇'s family, his or her guests, licenses, invitees, or pets. e. Promptly have repaired and pay for unstopping plumbing when caused by Tenant. Tenant shall not insert into drains or pipes any harsh chemicals or drain cleaners that will do damage to pipes and plumbing. f. Replace furnace filters as necessary to ensure efficient operation of the furnace.
TENANT agrees to. (a) Provide all equipment and supplies necessary for the operation of the community health services. (b) Housekeeping, (c) Hazardous waste disposal, (d) Cleaning supplies, (e) Repairs necessitated by Tenant’s actions (e.g., clogged plumbing, repair/replacement of broken glass, light bulb changes, etc.), and (f) Telephone and internet services due to operational usage.
TENANT agrees to. 1. Lease the premises for the entire term beginning on the commencement date and ending on the termination date. 2. Construct and install tenant improvements to the premises in a good and workmanlike manner. 3. Obey all laws, ordinances, orders and rules and regulations applicable to the use, condition and occupancy of the premises, including the rules and regulations of the building and parking lot, if any, adopted by Landlord, and to honor the lease of Cowtown Corrals, Ltd. which is referred to above in the paragraph concerning "Parking Lot". 4. Pay monthly, in advance, on the first day of the month, the base rent to Landlord at Landlord's address; if the commencement date is other than the first day of a month, the base rent for the part of the month from the commencement date to the first day of the next month shall be prorated and paid on or before the commencement date. 5. Pay, as additional rent, all other sums due under this lease. 6. Pay a late charge of 5% (five percent) of any rent not received by Landlord by the fifteenth (15th) day of the month in which it is due. 7. Pay for all utility services used by Tenant. 8. Upon reasonable advance notice to Tenant (except for emergencies), allow Landlord to enter the premises to perform Landlord's obligations, inspect the premises and during the last six (6) months of the term, show the premises to prospective purchasers or tenants; provided, however, no such non-emergency entry shall interfere with Tenant's normal operations.
