Work Conditions/Site Requirements. (1) Occupancy and Operational Constraints: The Design-Builder will have to take into consideration the areas where the work needs to be performed, the schedule, the client’s (HHS OMHA) needs, GSA’s needs and other aspects of the multi-phased project. The areas where the work is to be accomplished can only be accessed through security checkpoints or with access badges or clearance documentation that is provided to cleared personnel. Hours: The Seattle U.S. District Courthouse serves as a United States Federal Courthouse and the facility is occupied and must remain fully operational between the hours of 6:30 a.m. and 6:30 p.m., Monday through Friday, except on Federal Government holidays. After-hours access will need to be arranged with the GSA project manager/COR and GSA property manager as there are specific constraints regarding such access.

Contractor's use of Project site is limited only by Owner's right to perform work or to retain other contractors on portions of Project.

Care should be taken to protect all non-affected areas. Work site shall be kept clean and neat at all times. Contractor to protect all existing construction to remain that will be affected by the new construction, including but not limited to walls, ceilings, floor finishes, millwork, infrastructure, mechanical, electrical, plumbing, etc. Site is to be kept clean daily. Debris removal is to be coordinated with the GSA. Any use of dumpsters placed on the exterior of the building is restricted and subject to approval
