Subtenant shall pay to Sublandlord all Additional Rent that becomes due under the Prime Lease and applicable to the Term, including, without limitation, Subtenant’s Share of Operating Expenses and Taxes (both as defined in the Prime Lease but applying the Base Tax Amount and Base Operating Amount as set forth in this Sublease).
