Base Operating Amount definition

Base Operating Amount means the Operating Expenses for the Base Operating Year.
Base Operating Amount means the amount of the Operating Expenses for the 2006 calendar year;
Base Operating Amount means the Operating Expenses for the Base Operating Year, subject to adjustment as provided in § 3.03(a).

More Definitions of Base Operating Amount

Base Operating Amount means Operating Expenses for the Base Operating Year; provided, that, if, due to construction warranties in effect during the Base Operating Year, materially fewer expenses on account of repairs to the Building are paid or incurred by or on behalf of Landlord during such Base Operating Year than would typically be paid or incurred during a calendar year with respect to a new First Class Office Building comparable in size to the Building with no construction warranties in effect, then the Operating Expenses for the Base Operating Year shall be adjusted to reflect the Operating Expenses that would have been paid or incurred if such construction warranties had not been in effect during the Base Operating Year. For purposes of the foregoing sentence only, the term “construction warranties” shall be deemed to refer solely to warranties in effect for a newly constructed First Class Office Building that would not typically be in effect at any given time for a First Class Office Building on account of alterations, improvements, repairs and replacements.
Base Operating Amount shall have the meaning ascribed to such term in Section 3.01(a);
Base Operating Amount means Operating Expenses for the Base Lease Year, as same may be adjusted pursuant to Section 4.02.
Base Operating Amount means the sum of (i) one half of the Operating Expenses for the 2015 calendar year and (ii) one half of the Operating Expenses for the 2016 calendar year.

Provided Sublessor has given Sublessee at least thirty (30) days’ prior written notice of the amount of Additional Rent payable under this paragraph on account of amounts due to the Landlord under the Prime Lease and of the date the corresponding payment is due Landlord under the Prime Lease, Sublessee shall, subject to the provisions of Section 3.06 of the Prime Lease, as incorporated herein, wire transfer to Sublessor’s account the amount of Additional Rent not less than two (2) business days before the payment is due Landlord. Payments to Sublessor not linked to corresponding payments due from Sublessor, as tenant under the Prime Lease, to Landlord shall be made twenty-five (25) days after written demand therefor including reasonable back-up documentation with respect to the amount billed (including any corresponding ▇▇▇▇ and back-up provided by Landlord). Sublessor shall not be required to give notice to Sublessee of recurring items of Additional Rent which are due on the same day as Base Rent is payable and with respect to which Landlord is not required to ▇▇▇▇ Sublessor under the Prime Lease (such as monthly installments of Estimated Payments under Section 19.04B of the Prime Lease; it being agreed however, that such Estimated Payments shall utilize the Base Tax Amount and Base Operating Expenses as defined herein and that Sublessee shall have no obligation to make any Estimated Payments prior to the Rent Commencement Date).
Base Operating Amount means the Operating Expenses paid or incurred with respect to calendar year 2024, and Subtenant shall not be required to make any Operating Payments with respect to any dates or periods prior to January 1, 2025.
