Additional Skill Requirements for All Appraisers. 1. Be an advanced user of Xactimate software and have background in Time and Materials estimating, including but not limited to: Xactnet; Xactanalysis; Sketch; and multiple estimate consolidation; 2. Be able to scope and write construction estimates; 3. Be able to accept assignments throughout the State of Florida; and 4. Be able to provide the following minimum Appraisal Services: a. Maintain Citizens’ service time expectations as outlined in Article IV, Appraisal Service b. Demonstrate exemplary communications and telecommunication skills; c. Communicate with external third parties as required; d. Maintain Citizens’ file quality standards; e. Understand coverage and Claim law; f. Properly identify and interpret coverage as outlined in Citizens’ policies; g. Perform loss site inspections, including the ability to climb roofs and enter crawl spaces; h. Perform proper and professional Claim valuations; i. Proficiently use all components of the most current version of Xactimate utilized by Citizens, including Sketch, as well as the ability to annotate diagrams and upload/label photographs; j. Understand Florida Statutes, and local code enforcement; k. Document and verify local ordinances or regulations and building code compliance issues; l. Negotiate scope and pricing with the Policyholder’s Appraiser and other participants in the Appraisal process, including but not limited to public adjusters, attorneys, association presidents, or other parties, when applicable; m. Reconcile damage estimates; n. Meet production standards as outlined by Citizens in this solicitation; o. Manage large losses with multiple parties; p. Understanding of applicable statutes and practices regarding personal-residential condominium losses; q. Provide status reports as requested by Citizens, or at least every ten (10) Business Days; and r. Properly submit accurate and timely invoices per Citizens’ guidelines. s. Commercial Appraisers should also have the following additional skills: • Expertise and proficiency with commercial construction and estimating practices and procedures; • Properly analyze commercial lines coverage; • Evaluate commercial buildings, contents, business income and extra expense losses as assigned; and • Understanding of applicable statutes and practices regarding commercial condominium losses.

Cleanup: When performing work on site at a TIPS Member’s property, Vendor shall clean up and remove all debris and rubbish resulting from their work as required or directed by the TIPS Member or as agreed by the parties. Upon completion of work, the premises shall be left in good repair and an orderly, neat, clean and unobstructed condition. Preparation: Vendor shall not begin a project for which a TIPS Member has not prepared the site, unless Vendor does the preparation work at no cost, or until TIPS Member includes the cost of site preparation in the TIPS Sale Site preparation includes, but is not limited to: moving furniture, installing wiring for networks or power, and similar pre‐installation requirements. Registered Sex Offender Restrictions: For work to be performed at schools, Vendor agrees that no employee of Vendor or a subcontractor who has been adjudicated to be a registered sex offender will perform work at any time when students are, or reasonably expected to be, present unless otherwise agreed by the TIPS Member. Vendor agrees that a violation of this condition shall be considered a material breach and may result in the cancellation of the TIPS Sale at the TIPS Member’s discretion. Vendor must identify any additional costs associated with compliance of this term. If no costs are specified, compliance with this term will be provided at no additional charge. Safety Measures: Vendor shall take all reasonable precautions for the safety of employees on the worksite, and shall erect and properly maintain all necessary safeguards for protection of workers and the public. Vendor shall post warning signs against all hazards created by the operation and work in progress. Proper precautions shall be taken pursuant to state law and standard practices to protect workers, general public and existing structures from injury or damage. Smoking: Persons working under Agreement shall adhere to the TIPS Member’s or local smoking statutes, codes, ordinances, and policies.

  • Servicer Shall Provide Information as Reasonably Required The Servicer shall furnish to the Trustee, during the term of this Agreement, such periodic, special, or other reports or information, whether or not provided for herein, as shall be necessary, reasonable, or appropriate in respect to the Trustee, or otherwise in respect to the purposes of this Agreement, all such reports or information to be as provided by and in accordance with such applicable instructions and directions as the Trustee may reasonably require.

  • Waiver of Inventory, Accounting and Appraisal Requirement The Trustee shall be relieved of, and each Certificateholder hereby waives, any requirement of any jurisdiction in which the Trust, or any part thereof, may be located that the Trustee file any inventory, accounting or appraisal of the Trust with any court, agency or body at any time or in any manner whatsoever.

  • Joint Funded Project with the Ohio Department of Transportation In the event that the Recipient does not have contracting authority over project engineering, construction, or right-of-way, the Recipient and the OPWC hereby assign certain responsibilities to the Ohio Department of Transportation, an authorized representative of the State of Ohio. Notwithstanding Sections 4, 6(a), 6(b), 6(c), and 7 of the Project Agreement, Recipient hereby acknowledges that upon notification by the Ohio Department of Transportation, all payments for eligible project costs will be disbursed by the Grantor directly to the Ohio Department of Transportation. A Memorandum of Funds issued by the Ohio Department of Transportation shall be used to certify the estimated project costs. Upon receipt of a Memorandum of Funds from the Ohio Department of Transportation, the OPWC shall transfer funds directly to the Ohio Department of Transportation via an Intra- State Transfer Voucher. The amount or amounts transferred shall be determined by applying the Participation Percentages defined in Appendix D to those eligible project costs within the Memorandum of Funds. In the event that the Project Scope is for right-of-way only, notwithstanding Appendix D, the OPWC shall pay for 100% of the right-of-way costs not to exceed the total financial assistance provided in Appendix C.
