Changes to the Building Clause Samples

The "Changes to the Building" clause defines the rules and procedures for making alterations, additions, or modifications to the property during the term of an agreement. Changes to the Building. IPS reserves the right to change the Facilities by changing the exterior facade of the Building or the number and use of all buildings on the Land other than the Building; provided that the size of the Building shall not be materially decreased and the exterior entrances to the Building shall not be closed or materially obstructed. Such changes shall not, to the extent reasonably practicable, be made during School Hours or in a manner that interferes with the operation of the School. Additionally, IPS shall provide Operator with reasonable notice of such changes prior to the commencement of work by IPS.
Changes to the Building or Lot (a) the area of the Lot as shown on the registered Plan may be up to 5% different from the area shown on the Disclosure Plan; (b) subject to subclause 4.5(a), any change to any dimensions, measurements or areas shown on the Plans which do not materially prejudice the Buyer (and, without limitation, the Buyer accepts that the dimensions of any volumetric lot that will contain the retail component of the Development may change and the area of the Common Property may be reduced); (c) the amalgamation of any lots in the Scheme other than the Lot; (d) any change to the lot number allocated to the Lot as shown on the Disclosure Plan; (e) any change to the internal design or layout of the Lot that does not materially prejudice the Buyer; (f) any change to the location of the Lot within the Building if the changed location does not materially prejudice the Buyer; (g) any change to the Development or the Plans required by any Government Body or due to any Approval; (h) any change to the Development or the Plans as a result of good or prudent building practices or improved building design that do not materially prejudice the Buyer; (i) any change to the Development or the Plans as a result of practical, engineering or construction difficulties arising during the course of construction which are beyond the reasonable control of the Seller; or (j) the Seller substituting items relating to the Schedule of Features and Finishes as long as the Project Manager is satisfied (acting reasonably) that the new items are of similar quality as the items being substituted; and the Buyer cannot Object to the matters set out in this clause.
Changes to the Building. Landlord reserves the right, at any time without incurring any liability to Tenant therefor, to make such changes and additions in or to the Building and the fixtures and equipment of the Building, as well as in the entrances, passageways, halls, doors, doorways, corridors, elevators, escalators, stairs, toilets and other public parts of the Building as it may deem necessary or desirable, provided any such change or addition does not (x) unreasonably and adversely affect Tenant’s access to the Premises; (y) materially or unreasonably interfere with the use of the Premises or the conduct of business therein; nor (z) reduce the usable area of the Premises in excess of one percent (1%) of the total rentable area thereof so long as such reduction shall not unreasonably and adversely affect the Tenant’s current use (with an appropriate adjustment in Fixed Rent due to such reduction in the area of the Premises). Landlord further reserves the right to grant easements and other rights, in addition to those described on Exhibit 2.1(a), with respect to the Property (provided such grants do not adversely affect Tenant’s rights under this Lease in more than a de minimis manner) and Tenant shall comply with the same.
Changes to the Building. Landlord hereby reserves the right at any time to make changes, alterations or additions, including the building and leasing of additional commercial space in the Project and the right to change or withdraw areas from the Common Areas, provided such changes, alterations, additions or withdrawals, upon completion, do not materially interfere with Tenant’s business o 23610.4-725260 v3, jdl 4-18-12 perations, increase Tenant’s liabilities or obligations under this Lease or decrease Tenant’s rights under this Lease.
Changes to the Building. Tenant shall not be required to pay for any costs necessary for the Building to comply with any laus, orders, or regulations which require structural changes or improvements relating to the structural components of the Premises or common areas of the Building, except as may be required as a result of Tenant's use permitted hereunder. However, Tenant shall be solely responsible for the costs of its failure to comply with any such laws or regulations in connection with its Tenant improvements or Premises. Landlord may take a portion of Tenant's Premises and adjust the Base Rent on a pro-rata basis if Landlord is required by laws, orders or regulations which necessitates the taking to make required structural changes or improvements.
Changes to the Building. Tenant shall not be required to pay for any costs necessary for the Building to comply with any laws, orders, or regulations which require structural changes or improvements relating to the structural components of the Premises or Building or life safety systems installed in the Building. However, Tenant shall be solely responsible for the costs of its failure to comply with any laws or regulations in connection with its Tenant improvements and in connection with Tenant's use of the Premises.
Changes to the Building. To: (i) paint and decorate, (ii) perform repairs or maintenance, and (iii) make replacements, restorations, renovations, alterations, additions and improvements, structural or otherwise, in and to the Building or any part thereof, or change the uses thereof (including changes, reductions or additions of corridors, entrances, doors, lobbies, parking facilities and other areas, structural support columns and shear walls, elevators, stairs, solar tint windows or film, planters, sculptures, displays, and other amenities and features therein, and changes relating to the connection with or entrance into or use of the Property for any other adjoining or adjacent building or buildings, now existing or hereafter constructed). In connection with such matters, Landlord may among other things erect scaffolding, barricades and other structures, open ceilings, close entry ways, restrooms, elevators, stairways, corridors, parking and other areas and facilities, and take such other actions as Landlord deems appropriate. However, Landlord shall: (a) take reasonable steps to minimize or avoid any denial of access to the Premises except when necessary on a temporary basis, and (b) in connection with entering the Premises shall comply with Paragraph B above.
Changes to the Building. Landlord reserves the right at any time to make alterations or additions to the building in which the leased premises are contained and to build adjoining the same. Landlord also reserves the right from time to time to construct other structures or improvements in the building, to make alterations thereof or additions thereto and to relocate the various structures, parking and other common areas comprising the buildings. Provided, however, Landlord shall at all times maintain the general quality and character of the Building, and provided, further that none of the rights fin this section reserved to the Landlord may be exercised in such a manner or fashion as will or does unreasonably interfere with the Tenant's use and possession of the leased premises for the purposes herein contemplated.
Changes to the Building. The Lessor shall be entitled to carry out improvements, construction changes, extensions, etc. of the APOLLO Business Center and the Premises. The Lessee is obliged to grant access to the Premises to the Lessor or other persons authorised by the Lessor in the necessary extent, and must not restrict or hinder the course of the works.

Related to Changes to the Building

  • Common Areas - Changes Lessor shall have the right, in Lessor's sole discretion, from time to time: (a) To make changes to the Common Areas, including, without limitation, changes in the location, size, shape and number of driveways, entrances, parking spaces, parking areas, loading and unloading areas, ingress, egress, direction of traffic, landscaped areas, walkways and utility raceways; (b) To close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; (c) To designate other land outside the boundaries of the Industrial Center to be a part of the Common Areas; (d) To add additional buildings and improvements to the Common Areas; (e) To use the Common Areas while engaged in making additional improvements, repairs or alterations to the Industrial Center, or any portion thereof; and (f) To do and perform such other acts and make such other changes in, to or with respect to the Common Areas and Industrial Center as Lessor may, in the exercise of sound business judgment, deem to be appropriate.

  • Building Name Landlord reserves the right at any time and from time to time to change the name by which the Building is designated.

  • Building With respect to each parcel of Real Estate, all of the buildings, structures and improvements now or hereafter located thereon. Business Day. Any day on which banking institutions located in the same city and State as the Agent’s Head Office are located are open for the transaction of banking business and, in the case of LIBOR Rate Loans, which also is a LIBOR Business Day.

  • Building Renovations It is specifically understood and agreed that Landlord has made no representation or warranty to Tenant and has no obligation and has made no promises to alter, remodel, improve, renovate, repair or decorate the Premises, Building, or any part thereof and that no representations respecting the condition of the Premises or the Building have been made by Landlord to Tenant except as specifically set forth herein or in the Work Letter Agreement. However, Tenant hereby acknowledges that Landlord is currently renovating or may during the Lease Term renovate, improve, alter, or modify (collectively, the "Renovations") the Project, the Building and/or the Premises including without limitation the parking structure, common areas, systems and equipment, roof, and structural portions of the same, which Renovations may include, without limitation, (i) installing sprinklers in the Building common areas and tenant spaces, (ii) modifying the common areas and tenant spaces to comply with applicable laws and regulations, including regulations relating to the physically disabled, seismic conditions, and building safety and security, and (iii) installing new floor covering, lighting, and wall coverings in the Building common areas, and in connection with any Renovations, Landlord may, among other things, erect scaffolding or other necessary structures in the Building, limit or eliminate access to portions of the Project, including portions of the common areas, or perform work in the Building, which work may create noise, dust or leave debris in the Building. Tenant hereby agrees that such Renovations and Landlord's actions in connection with such Renovations shall in no way constitute a constructive eviction of Tenant nor entitle Tenant to any abatement of Rent. Landlord shall have no responsibility or for any reason be liable to Tenant for any direct or indirect injury to or interference with Tenant's business arising from the Renovations, nor shall Tenant be entitled to any compensation or damages from Landlord for loss of the use of the whole or any part of the Premises or of Tenant's personal property or improvements resulting from the Renovations or Landlord's actions in connection with such Renovations, or for any inconvenience or annoyance occasioned by such Renovations or Landlord's actions.

  • Capacity Building 1. Contractor will work in partnership with AOD to study the viability of billing under Drug Medi-Cal and 3rd party payer. 2. Contractor will document and track consumers who are CalWORKS eligible.
