Current Premises Clause Samples
Current Premises. Tenant shall surrender the Current Premises to Landlord in the condition required pursuant to this Section 2 no later than 11:59 p.m. on the date which is fourteen (14) days following the New Premises Commencement Date (the “Surrender Date”). If Tenant surrenders the Current Premises by the Surrender Date, ▇▇▇▇▇▇’s obligation to pay Rent and other charges for the Current Premises shall cease as of the New Premises Commencement Date, otherwise Tenant shall continue to pay Rent for the Current Premises until Tenant actually surrenders the Current Premises in accordance with the terms of the Amended Lease. ▇▇▇▇▇▇ agrees to surrender possession of the Current Premises to Landlord on the Surrender Date, broom clean and in good order, condition and repair, ordinary wear and tear excepted, and otherwise in compliance with the terms of the Amended Lease regarding surrender as if the Lease had expired as to the Current Premises. Upon such surrender, all rights of Tenant to possession and occupancy of the Current Premises and Tenant’s obligations with respect to the Current Premises will terminate except as to Tenant’s surviving obligations under the Amended Lease, and all of Tenant’s rights and obligations under the Amended Lease shall relate solely to the New Premises; provided, however, if Tenant fails to surrender the Current Premises on or before the Surrender Date, Tenant shall be deemed in holdover of the Current Premises subject to the holdover provisions in the Lease, and such holding over shall not operate to release Tenant from its obligations with respect to the New Premises.
Current Premises. Notwithstanding anything to the contrary in the Lease, Tenant shall continue to pay Tenant’s Share of Additional Rent for the Current Premises in accordance with the terms of Sections 3.3 and 3.4 of the Original Lease, Section 6 of the First Amendment, Section 6 of the Second Amendment, Section 7 of the Third Amendment, and Section 7 of the Fourth Amendment.
Current Premises. The Base Rent for the Current Premises shall remain as set forth in the Lease. The Base Rent shall be due and payable in equal monthly installments, each such monthly installment due and payable on or before the first day of each calendar month, in advance, without demand and without setoff or deduction whatsoever.
Current Premises. The Premises as of the date of this Space Agreement (“Current Premises”) for the Food Coop shall be described as approximately 1,304.26 square feet, located in the Student Center, as further shown in Exhibit 1.
Current Premises. The General Store Coop shall pay the University monthly rent (“Monthly Rent”) for the Current Premises, in advance on the first of each month, in the sum of Seventy One Cents ($0.71) per square foot per month, or a total of Fourteen Hundred Fifty Dollars and Ninety Seven Cents ($1,450.97). Payments shall be made to the University at the address provided in Section 5 herein.
Current Premises. The Food Coop shall pay the University monthly rent (“Monthly Rent”) for the Current Premises, in advance on the first of each month, in the sum of Forty Cents ($0.40) per square foot per month, or a total of Five Hundred Twenty One Dollars and Seventy Cents ($521.70). Payments shall be made to the University at the address provided in Section 5 herein.
Current Premises. Groundwork Books shall pay the University monthly rent (“Monthly Rent”) for the Current Premises, in advance on the first of each month, in the sum of Seventy One Cents ($0.71) per square foot per month, or a total of Seven Hundred Eighty Eight Dollars and Fifty Five Cents ($788.55). Payments shall be made to the University at the address provided in Section 5 herein.
Current Premises. The Premises as of the date of this Space Agreement (“Current Premises”) for Groundwork Books shall be described as approximately 1,110.64 square feet, located in the Student Center, as further shown in Addendum C-1.
Current Premises. Prior to this Amendment, the Premises consisted of the leased premises more particularly described on EXHIBIT “A” and shown on EXHIBIT “A-1” attached hereto and incorporated herein (the “Current Premises”). The total rentable square feet of the Current Premises is 335,855 square feet.
Current Premises. Tenant shall continue to pay Base Rent for the Current Premises as provided for in the Lease through April 30, 2020.
