Pet Rules. Resident is responsible for all actions of the pet(s) and will abide by the following.
a) No pet may disturb the rights, comforts, or conveniences of other persons near the Property.
b) When outside, any pet must be confined by leashes under Resident’s supervision at all times.
c) No pet may be tied to any fixed object on or in the Property.
d) If Resident not staying overnight in the Apartment Pet may not be left there unsupervised, or when Resident is out for more than 10 consecutive hours.
e) Resident must promptly remove any pet waste from the Property and dispose of it in an approved container. If this is not done immediately Resident will be fined $50 per occurrence, and $100 per occurrence after two occurrences.
f) Resident must immediately remove any pet offspring from the Property
g) Resident must comply with all applicable statutes, ordinances, restrictions, owners’ association rules, and other enforceable regulations regarding pets in effect or as amended.
h) Resident must keep all vaccinations current, and provide proof to Landlord that Pet is up to date on all necessary vaccinations
i) Resident must abide by any amendment to these pet rules after Landlord provides written notice of such amendment to Resident, or as posted on Landlord’s website
j) No Pets with a history of biting humans are allowed on the Property.
k) No more than one (1) pet per unit. Unless authorized in writing by Landlord.
l) Pet or pets must be approved in writing by management, via execution of this form
Pet Rules. Residents agree to abide by the following rules:
A. Maximum of two pets per apartment.
Pet Rules. 1. Domestic cats and dogs, caged birds and fish are the only pets allowed. No vicious or aggressive animals will be permitted in the Park. If an animal exhibits aggressive behavior including, but not limited to attacking or biting a Resident or guest, such behavior will not be tolerated and shall be cause for removal of the pet. Residents will be strictly liable for the entire amount of any injury or wrongful death to any person or property caused by the pet, and shall indemnify the Owner, it employees, representatives, agents, and Manager for any and all costs or claims arising out of such incident, including but not limited to litigation and attorney fees.
2. Evidence of current vaccinations and licenses shall be furnished upon move in and annually thereafter at the time of renewal of the Pad Site Lease Agreement.
3. Without exception, pets must be on a leash and under the control of the Resident or guest at all times when outside the mobile home. Pets may not be tied up outside or left outside on a porch. Resident must clean up after the pet, and all pet waste must be immediately removed from the Resident’s Lot and Park property.
4. No dog houses are allowed.
5. Notwithstanding the provision of Section O, Owner may revoke consent under this Section H or amend this section of the C&R without any prior notice to Residents, and Residents shall abide by such revocation, amendments, or changes.
6. Violation of any part of this Section H is cause for permanent removal of the pet from the Park and termination of the Lease Agreement. Service animals are no exception to the rules and requirements of this Section.
7. All pets (excluding fish) are to be listed below with emergency contact information. This information needs to be updated whenever there are any changes. Pet Rules. Tenants are responsible for the actions of their Pet at all times. Tenants agree to abide bye the following rules:
a. Tenant agrees that the Pet will not disturb the convenience, safety, peace or welfare of the other tenants. This applies whether the Pet is inside or outside the Tenants’ dwelling.
b. The Pet may not cause any damage to the dwelling unit, or to the grounds or premises of the Landlord. Nor may the Pet cause any discomfort, annoyance or nuisance to any other tenant. No dangerous dog, rabid animal or any animal with vicious propensities, all as defined by the code of the City of Wichita will be allowed on the property.
c. Dogs and cats must be housebroken. The Pet may not be fed or given water or allowed to urinate or defecate on any protected carpet inside or outside the dwelling unit. Pet food and water may not be left outside the dwelling unit at any time.
d. Pets shall not be tied to any fixed object outside the dwelling unit, including patio areas, walkways, fences, stairs, stairwells, parking lots, grassy areas, or any other area of the property.
e. Tenant shall not permit Pet in community spaces, offices or other dwelling units.
f. Pet shall be kept on a leash and under Tenants’ supervision according to all city and county ordinances when outside the dwelling. Landlord or landlord’s representative shall have the right pick up unleashed Pets and/or report them to the proper authorities.
g. Designated area for Pet defecation inside the unit: Use kitty litter box on vinyl surfaces only. All litter box material must be put in a plastic bag and tied up before it is put in the dumpster.

Fish: • Maximum number – an aquarium counts as one (1) • Maximum aquarium size – 40 pounds • Aquarium must be sealed against all leakage • Aquarium maintained on approved stand
C. All other types of animals are prohibited. Dangerous breeds, if not already limited by size, are not permitted. Dangerous breeds include any breed that is described as territorial or aggressive or has a known history of such behavior.
D. A maximum number of two pets is permitted in any configuration that meets the criteria outlined IV. B.

Pet Rules. Lessee shall be responsible for the pet(s) at all times and agrees to abide by the following pet rules which may be amended by LMH as necessary:
1) The animal must not disturb the neighbors or other residents.
2) Service animals must be housebroken.
3) No breeding or selling allowed.
4) Animals can only be contained within a fenced area.
5) When a work order is requested, animal must be properly and safely secured so that LMH staff can enter the work premise and safely do their work.
6) Pet(s), other than support animals, are not permitted into offices, other dwelling units, or in other facilities of LMH property.
7) Pet(s) must be fed and watered. Lessee must maintain the yard in a clean manner and properly dispose of animal droppings on a daily basis.
8) Pet(s) may not be brought inside the unit. Do not leave animal food or water outside the dwelling unit at any time, except in fenced yards for your pet’s exclusive use.
9) Pet(s) must be kept on a leash and under your supervision when outside the dwelling or any private fenced area. Any animals found outside the dwelling area or on the street will be reported to the Health Department’s Animal Control Unit in order for the animal(s) to be picked up at your own expense.
10) Lessee is prohibited from letting an animal defecate or urinate in any area of the LMH complex other than Lessee’s own yard.
11) TENANTS OF NOISE ABATEMENT PROPERTIES: IF YOU HAVE AN AUTHORIZED PET ON YOUR LEASED PREMISES, YOU MUST, AT YOUR EXPENSE, INSTALL A FENCE APPROVED BY LMH AROUND THE AREA DESIGNATED BY LMH MANAGEMENT. When vacating the unit, fence will not be removed without authorization from LMH management. In addition, if removal of the fence is authorized, all holes must be properly filled with dirt. Inspection by LMH will be necessary when fence is removed. If not properly removed, and holes not properly filled with dirt, a fee will be assessed to your account.
Pet Rules. ▇▇▇▇▇▇ agrees as follows:
A. To keep the pet from causing any annoyance or discomfort to others and to immediately remedy any complaints concerning the pet;
B. To comply with all applicable statues, ordinances, restrictions, owners’ association rules and other enforceable regulations regarding any pet;
C. To keep rabies and other necessary shots of any pet current;
D. To confine any pet that is a dog or cat, when outside, by fences or on leashes under ▇▇▇▇▇▇’s control and to confine any pet other than a dog or cat in appropriate cages at all times;
E. To keep the pet under control at all times;
F. To promptly remove any pet waste from the Property, including all living areas, garages, storage areas, yards, porches, patios, courtyards, decks;
G. To keep the pet from damaging any property belonging to the Landlord or others;
H. To immediately pay for any injury, damage, loss, or expense caused by the pet. In this regard, it is expressly understood that at no time shall the Tenant apply any part of the Pet Fee towards such amounts due, but rather, the Tenant shall make restitution immediately and separately from the Pet Fee. It is further understood that such restitution shall be made over and above any rent, fee or deposit paid in accordance with this pet addendum;
I. To hold the Landlord harmless from all liability arising from the Tenant's ownership or keeping of the pet, including but not limited to any liability resulting from the Landlord turning said pet over to local pet policing authorities should the pet be found unsupervised or abandoned;
J. To prevent and control flea infestation and will exterminate if necessary, and upon demand, in any and all areas affected with full cost to be paid by tenant;
