Term and Commencement. This Agreement takes effect, and the rights and obligations of the parties under this Agreement will apply, on and from the Effective Date and continues unless terminated in accordance with these General Terms and Conditions. The Client acknowledges that these General Terms and Conditions and your Account will continue until you have performed all of your obligations under this Agreement, all positions have been closed out and your account has been terminated in accordance with these General Terms and Conditions.
Term and Commencement. This Agreement shall be effective from October 1, 2020 and shall continue for an indefinite period unless terminated earlier in accordance with Article 4 hereof (the “Term”).
Term and Commencement. Unless sooner terminated as provided herein, the Term of this Lease shall be for that period set forth in Item 8 of the Basic Lease Provisions, as the same may be extended in accordance with any option or options to extend the Term granted herein, and shall commence (the "Commencement Date") on the earlier of (i) the date that the Tenant Improvements have been Substantially Completed (as reasonably determined by Landlord), (ii) the date that the Tenant Improvements would have otherwise been Substantially Completed (as reasonably determined by Landlord) but for the occurrence of any Tenant Delays, or (iii) the date Tenant commences occupancy of all or any portion of the Premises for the conduct of business. When the actual Commencement Date has occurred, Tenant shall execute a Commencement Date Memorandum in the form shown in Exhibit B (the "Commencement Date Memorandum") as provided by Landlord within five (5) days after Landlord's request therefore. Tenant's failure to execute the Commencement Date Memorandum within said five (5) day period shall, at Landlord's option, be an Event of Default hereunder and shall constitute Tenant's acknowledgment of the truth of the facts contained in the Commencement Date Memorandum delivered by Landlord to Tenant. Landlord and Tenant anticipate that the Term will commence on the "Anticipated Commencement Date" set forth in Item 7 of the Basic Lease Provisions, but the Anticipated Commencement Date shall in no event affect the actual Commencement Date, which shall be determined as set forth in this Section 3.2.
Term and Commencement. 2.1. The Contract commences on the Effective Date and continues until terminated by either party in accordance with this Contract.
2.2. Upon expiration of the Minimum Contract Term, this Contract shall automatically renew for an additional successive twelve (12) month term unless either party provides written notice of non-renewal at least ninety (90) days prior to the end of the then current term (each a “Renewal Term” and together with the Minimum Contract Term, the “Term”), or unless sooner terminated as provided in clause 9. If the Term is renewed for any Renewal Terms pursuant to this clause, the terms and conditions of this Contract during each such Renewal Term shall be the same as the terms and conditions in effect immediately prior to such renewal, subject to any change in the Charges payable hereunder by the Customer during the applicable Renewal Term as set forth in clause
Term and Commencement. 10.1 This Agreement shall become effective as of the Effective Date and shall expire five (5) years from the Effective Date (“Initial Term), unless otherwise terminated pursuant to the terms of this Agreement.
10.2 Unless either party notifies the other at least 180 days but no more than 270 days prior to the end of the Initial Term or Renewal Term, the Agreement will automatically extend for additional five (5) year periods (“Renewal Term”).
Term and Commencement. The Term of this Lease shall commence on the Date of Lease as stated in the Basic Lease Information, and, unless sooner terminated pursuant to the terms of this Lease, shall expire, without notice to Tenant, on the Expiration Date. Term and Commencement. This MOU will commence as of the date in which the corresponding lease document (L-2313) is executed in accordance with State policy and will continue for a period not to exceed five (5) years (hereinafter called the INITIAL term), unless sooner terminated as provided for herein. During this initial term, CITY proposes to undertake certain improvements as delineated in Section 7B (also see Exhibit B). Further, during the initial term of this MOU, parties shall jointly endeavor to develop a FACILITY Masterplan. Improvements identified for the FACILITY Masterplan are not mandated as a result of this MOU and are dependent upon funding and approval from all vested interests (i.e., FDC and CITY). FDC and CITY agree to meet and confer upon the schedule of improvements and length of future terms. If agreement on FACILITY Masterplan is not achieved during the initial term, this MOU may be terminated in accordance with the terms and conditions as specified in the subject lease (L-2313) or as provided for hereinafter in Section 12 prior to the expiration of the MOU, or it may be extended by mutual agreement of the parties as allowed by State guidelines.
