Time Impact Analysis Clause Samples
A Time Impact Analysis clause defines the process for assessing the effect of changes or delays on a project's schedule. It typically requires the contractor to submit a detailed analysis, often using scheduling software, to demonstrate how a specific event or change will alter the project's timeline. This clause ensures that both parties have a clear, objective method for evaluating time extensions or adjustments, thereby reducing disputes and providing a fair basis for schedule modifications.

Time Impact Analysis. 24 If Developer submits a Relief Request indicating that an event, situation, or change affects a 25 Critical Path of the Project Schedule as set forth in Section 14.1.3.1 of the Agreement, 26 Developer shall prepare a Time Impact Analysis showing the cumulative effect of the change on 27 the completion or fixed milestone date with the Relief Request. Developer shall include a written 28 report, in a form satisfactory to ADOT, describing the Time Impact Analysis with the Time 29 Impact Analysis. The revision to the Project Schedule associated with the time extension must 30 not modify the early- and late-start cost curves of the Project Schedule, except with respect to 31 activities that have been affected by the event that justify the extension. Developer may 32 reschedule activities not otherwise affected by the event to take advantage of additional Float 33 available as the result of the time extension. Developer shall reflect any such rescheduling in 34 the Project Schedule. Each Time Impact Analysis must include a fragnet demonstrating the 35 following information:
Time Impact Analysis. Within the relevant time periods set forth in Article 19, Contractor shall submit to Owner’s Contracting Officer, pursuant to the Section
13.3.1 procedures, a written Time Impact Analysis (“TIA”) establishing the influence of the event. The TIA shall be performed in accordance with Section 013216 of Division 1.
Time Impact Analysis. As part of a Relief Request as set forth in Section 15.1.2 of the PPA Developer shall submit to IFA a written time impact analysis illustrating the influence of each claimed Relief Event. Each time impact analysis shall include a fragmentary network demonstrating how Developer proposes to incorporate the change, delay, or Developer request into the current Project Status Schedule. The time impact analysis shall demonstrate the time impact to each and every affected schedule Activity in the most recent Project Status Schedule at the time of the occurrence. The time impact analysis submittal shall include the details of the change, including added, changed or deleted data for schedule Activities and logic. If the current Project Status Schedule is revised subsequent to submittal of a time impact analysis but prior to its approval, Developer shall promptly indicate in writing to IFA the need for any modification to its time impact analysis. Developer shall submit one printed ▇▇▇▇▇ chart including all schedule Activities affected by the time impact analysis, grouped and sorted by WBS and compared to the current Project Baseline Schedule. In addition, Developer shall provide one electronic backup of the Project Schedule with the time impact analysis and a comprehensive narrative for each Relief Request. Developer shall incorporate the results of the Relief Event Determination from IFA into the Project Status Schedule for the next Progress Report.
Time Impact Analysis. Developer shall submit to TxDOT a written time impact analysis (TIA) in each of the following situations:
a) As part of a PCO notice based on a delay as set forth in the Contract Documents.
b) If any changes in a schedule update impact the Critical Path, such that they create an extension of the Substantial Completion date beyond the Substantial Completion Deadline.
c) If Developer has claim for delay. Developer shall submit a separate TIA for each delay event. TxDOT may request, at any time, a TIA demonstrating impact or potential impact to the schedule resulting from claimed delays or Change Orders that are being negotiated between TxDOT and Developer. If TxDOT requests a TIA, Developer shall submit the requested TIA within 15 Business Days of receiving the request. TxDOT will return the TIA to Developer as approved or not approved with comments to be incorporated for resubmission within 5 Business Days of receipt by Developer. The Submittal process shall be repeated until receiving TxDOT Approval of the Submittal. Submission of a TIA does not relieve Developer of complying with all contractual requirements regarding notification and documentation of potential Change Orders. Time extensions will only be considered if:
a) The delay event is demonstrated to affect the controlling operation on the Critical Path. Changes that do not affect the Critical Path will not be considered as the basis for a time adjustment.
b) The total Float is absorbed and the scheduled Completion Deadline is delayed one or more Business Days because of the change or impact.
c) In the case of multiple lines of negative Float, the change or delay must cause the affected path to exceed all others before a time extension will be granted. Each TIA submitted by Developer shall consist of the following steps or elements:
a) Establish the status of the Project before the impact by using the most recent schedule update that has the closest data date prior to the event for TIA, or as adjusted by mutual agreement.
b) Identify the impact event, estimate duration of the impact, determine appropriate logic, and insert the impact activity or fragnet of activities into the schedule.
c) Demonstrate any resulting effects from the impact through layouts generated from the scheduling software. Filter activities to show added or modified activities and activities impacted from changes. Note any other changes made to the schedule including modifications to the calendars or constraints.

Time Impact Analysis. B.4.4.1 When changes or delays are experienced because of a Change Order, Design Builder shall submit a written time impact analysis (“Time Impact Analysis”) to the City illustrating the influence of each change or delay in the Project Schedule.
B.4.4.2 Each Time Impact Analysis shall include a fragment network analysis (fragnet), demonstrating the following: how Design Builder proposes to perform the changed Work including:
Time Impact Analysis. All Parties shall agree to address any Section Schedule issues as quickly and as contemporaneously as possible per AACE International Recommended Practice No. 45R-08 “
Time Impact Analysis. A. This analysis will be performed by the Engineer (CM’s scheduler) based on schedule updates as accepted in monthly schedule meetings.
B. Events, actions, and progress that cause delays or gains to the Project Schedule will be analyzed solely by the "Contemporaneous Period Analysis" method. The Contemporaneous Period Analysis evaluates delays or gains in the period in which it occurred. The analysis period for the purpose of this Specification shall be the period covered in each Monthly update to the schedule.
C. Impact of delay will be evaluated at the completion of the project. However an interim extension of time for payment purposes only may be granted by the Commissioner at his or her sole discretion at the end of contractual completion date.
Time Impact Analysis. The CONTRACTOR shall submit a written time impact analysis (TIA) to the ENGINEER with each request for adjustment of CONTRACT time or when the CONTRACTOR or the ENGINEER considers that an approved or anticipated change may impact the critical path or CONTRACT progress. The TIA must illustrate the impacts of each change or delay on the current scheduled completion date or internal milestone, as appropriate. The analysis must use the accepted schedule that has a data date closest to and before the event. If the ENGINEER determines that the accepted schedule used does not appropriately represent the conditions before the event, the accepted schedule must be updated to the day before the event being analyzed. The TIA must include an impact schedule incorporating the event into the accepted schedule by adding or deleting activities, or by changing durations or logic of existing activities. If the impact schedule shows that incorporating the event modifies the critical path and scheduled completion date of the accepted schedule, then the difference between scheduled completion dates of the two schedules must be equal to the adjustment of CONTRACT time. The ENGINEER may construct and use an appropriate PROJECT schedule or other recognized method to determine adjustments in CONTRACT time until the CONTRACTOR provides the TIA. The CONTRACTOR shall submit two (2) copies of the TIA within twenty one (21) working days of receiving a written request for a TIA from the ENGINEER. The CONTRACTOR shall allow the ENGINEER fifteen (15) working days after receipt to review the submitted TIA. All approved TIA schedule changes must be shown on the next updated schedule.
Time Impact Analysis. Contractor shall demonstrate the critical path impact of an Excusable Delay and the effect on the applicable Contract Time through a written Time Impact Analysis (“TIA”), which TIA shall be developed in accordance with the Specifications.
